A quaint and close-knit Front Range community

In the Rocky Mountain Front Range, between Loveland and Longmont, the small town of Berthoud is home to thousands of acres of outdoor recreation and a charming downtown shopping district. Early settlers came to the area along the Overland Trail in the 1850s, and the community saw gradual growth with the development of the Colorado Central Railroad. Berthoud’s roots lie in the agricultural industry and the town maintains its rural atmosphere, with farmlands in every direction. “The town has a close-knit atmosphere where neighbors know each other and help one another out in times of need,” says Heather McChesney, a local real estate agent with Keller Williams Commercial who was born and raised in Northern Colorado. “A lot of people are drawn in by the quiet, rural atmosphere. And we have families who have been running the local farms for generations.”

The city’s largest employers include the Thompson School District, BAE Systems and the Northern Colorado Water Conservancy District. Berthoud is located in the southeastern corner of Larimer County, where the most prominent industries are health care and social assistance, employing over 28,000 workers. The town is growing at a rapid pace, with the population nearly doubling between 2013 and 2023, with a current population of around 13,200.

From century-old homes to newly constructed subdivisions

Close to downtown, century-old homes with Victorian charm and Craftsman features line the streets, while mid-to-late 20th-century homes lie farther out. New subdivisions are being built throughout town, including Fickel Farms, Westside Crossing and Vantage, where many homes feature views of the Loveland Reservoir. “There are a wide variety of home values in Berthoud,” McChesney says. “I see everything from first-time buyers to recent retirees.” in December 2024, the average home price in Berthoud over the past 12 months was $716,000, a 4% increase from the previous year, which is higher than both state and national averages.

Shopping and dining along Mountain Avenue

Mountain Avenue is lined with a handful of small businesses, from coffee shops and breweries to authentic Mexican cuisine. “Rise Artisan Bread is one of the most popular spots downtown,” McChesney says. Known for their freshly baked loaves, Rise has been serving the community since 2016. For a larger selection of shops and restaurants, Loveland is roughly 7 miles north of town.

A championship golf course and snowy mountain views

“A lot of the clients I work with are interested in Berthoud’s TPC Golf Course,” McChesney says. “There are a lot of top-tier recreation areas within a short drive, and that’s one of the biggest magnets to northern Colorado.” The Carter Lake Reservoir is around 8 miles west of downtown and has over 300,000 visitors each year. The community also has a bike park, a dog park and an expansive recreation center. Additionally, Rocky Mountain National Park is around a 38-mile drive away. “Berthoud has some of the best views of the Rocky Mountains in the Front Range,” says April Neuhaus, a local resident and Realtor with Neuhaus Real Estate. “You can see Longs Peak from multiple places in town, which isn’t the case in some of the surrounding towns.”

Thompson School District and nearby higher education

The community is served by the Thompson School District, which earns a B-plus grade from Niche. Most Berthoud residents attend the same pipeline of schools, starting with Berthoud Elementary School, which earns an A-minus overall grade. Turner Middle School lies just west of downtown and receives a B-plus. Also with a B-plus, Berthoud High School partners with both Front Range Community College and Aims Community College for concurrent enrollment courses. Two of Colorado’s largest universities are within an hour drive: Colorado State University and the University of Colorado Boulder.

Independence Day festivities

Berthoud hosts numerous community events throughout the year, from Oktoberfest to holiday parades. "There is an awesome Independence Day Celebration in town each year," Neuhaus says. "It's always held on July third, and people come from surrounding towns to watch the fireworks display. Then, locals can drive a few miles north for the Loveland fireworks on the fourth."

Lower than average crime rates in Berthoud

While there is no readily available crime data specific to Berthoud, Larimer County has lower crime rates compared to the national and state averages according to FBI statistics. As of December 2023, Larimer County had a property crime rate of 64 incidents per 100,000 residents, and a violent crime rate of 43 incidents per 100,000.

Take the FLEX bus to nearby towns

Mountain Avenue runs east and west through the center of town and leads roughly one mile west to U.S. Route 287, which can take drivers north to Loveland or south toward Longmont and Boulder. For long distance travel, Denver International Airport is about 48 miles south of Berthoud. The Transfort FLEX bus stops at the intersection of Mountain Avenue and Second Street and provides service to Longmont, Boulder and Loveland.
