A Western Philadelphia suburb with Main Line advantages
Part of Tredyffrin and Easttown townships, Berwyn attracts homebuyers with its highly rated public schools, well-maintained homes and a short commute to Philadelphia, usually less than an hour. “Conestoga High School alone produces kids that go to Harvard,” says long-term resident and Realtor Jutta Roth with Keller Williams Realty. “The schools are excellent, and the area is super safe. International companies are drawn to Berwyn. We are on the Philadelphia Main Line, and that brings more skilled professionals to the area.” Ametek, Hardinge Inc. and TE Connectivity, all multinational companies, are headquartered in Berwyn. Historically, neighborhoods along the Main Line have been enclaves for “old money” — upper- and upper-middle-class families who enjoy horses, country clubs and high-end living. Berwyn has its share of grand estates, but the neighborhood also offers more modest homes.

From suburban homes to rural country estates
Single-family houses in Berwyn can range considerably in size and price. Smaller Cape Cods and colonial-style homes near the town center within walking distance of shops and restaurants can sell from $330,000 to $675,000. Larger spit-level homes farther south and west in more residential areas often feature a half-acre of land and run from $725,000 to just under $1 million. Estate homes built on an acre or more of land are usually the farthest away from commercial centers, some with enough room for stables and horses. They can list from $1.2 million to $2.5 million. “Berwyn has a nice mix of homes, some on larger pieces of land big enough to keep horses,” says Gary Scheivert, associate broker with Berkshire Hathaway HomeServices Fox and Roach Realtors. “The equestrian community here is big. You’ll find hunt clubs and horse shows.” Well-appointed townhouses near shopping or away from it in the southern part of Berwyn are priced from $600,000 to $1 million.

Above-average public schools and nearby colleges
Berwyn public schools belong to the Tredyffrin-Easttown School District, and all of them receive A-pluses from Niche. Students can hone their music skills in chorus, string instruments or band at Beaumont Elementary. Tredyffrin-Easttown Middle enrolls fifth through eighth graders and offers 10 sports throughout the year, including girls field hockey, football, wrestling and girls softball. At Conestoga Senior High, students can choose from accelerated, Advanced Placement, honors and college courses. The Wayne Art Center is 3 miles away and offers instruction in the visual, performing and culinary arts. The center also features award-winning galleries, gardens and work by local and international artists. Some of the top colleges in the nation are also a short drive from Berwyn, such as Haverford College, Bryn Mawr and Swarthmore.

Indoor and outdoor recreation in Berwyn
The Upper Main Line YMCA sits on 124 acres that were once the summer estate of investment banker J. Gardner Cassatt. Visitors to the facility can enjoy the trails and small pond of Cassatt Preserve, the first conservation easement in Pennsylvania. The YMCA itself is a sizable facility, with indoor and outdoor pools; tennis, pickleball and basketball courts; a performing arts center; and a fitness center. Frank Johnson Memorial Park, next to the Easttown Library, also promises a full day of activity, with a playground, a picnic shelter, a basketball and volleyball court, and softball and soccer fields. Dogs are also allowed. East of Berwyn, the Waynesboro Country Club was established in 1965 for families to enjoy together. Today, the country club offers a newly renovated 18-hole golf course, junior programming, racket sports, a swimming pool, and a clubhouse with dining and lounge facilities.

Shopping and dining along Lancaster Avenue
Well-known for its breakfast, Em J’s Café is open for lunch, too, and offers weekly specials, gluten-free dishes and fast service. Berwyn Tavern, a neighborhood staple since 1956, serves craft beer from East Coast breweries and offers a fresh take on traditional bar food. For an evening out, Footlighters Theater in the former Berwyn Methodist Church offers productions throughout the year and is considered the oldest community theater on the Main Line. Handel’s Homemade Ice Cream is down the street, and nearby Devon Lanes is a 24-lane bowling alley that's home to several leagues, including the Berwyn Businessmen on Wednesday nights. ACME Markets are on both ends of the neighborhood, west on Leopard Road in the Paoli Shopping Center and east next to Target on Lancaster Avenue. Across the street from Target is a Whole Foods. For higher-end shopping, the King of Prussia Town Center is 4 miles north and features a Wegmans, Nordstrom Rack, REI and other businesses laid out in an outdoor Main Street design.

Main Line public transit and other resources
Lancaster Avenue, or U.S. Route 30, takes drivers into Philadelphia, a 25-mile trip. Interstate 476 intersects Route 30 and carries drivers north to Allentown or south to Interstate 95 near Philadelphia International Airport, a 20-mile drive.
The Southeastern Pennsylvania Transportation Authority has 106 bus stops along Lancaster Avenue. SEPTA regional and Amtrak trains stop at the Berwyn train station and offer service to Philadelphia’s Center City. “Main Line trains are a big draw for homebuyers looking in the area,” Roth says. "It only takes about 40 minutes to get into the city."
Paoli Hospital, a Level II trauma center, is less than 4 miles west of Berwyn, while Bryn Mawr Hospital can be found about 7 miles east of town.
Most Berwyn churches are near the town center, such as Trinity Presbyterian Church and Berwyn United Methodist Church. Easttown Library in the same area offers lectures, cultural performances, and youth and family programming. It is also part of the Chester County Library System, which shares resources with nearly 20 public libraries in the region.
Berwyn's Train Station has lines with service to Philly and Thorndale for an easy commute.
Access to I-476 makes it easy to get around Pennsylvania from Berwyn.

Devon horse shows and Berwyn Farmers Market
The Devon Horse Show and Country Fair takes place in late May and early June and attracts over 120,000 spectators to the blue and white stables and arenas off Lancaster Avenue east of Berwyn. Riders come from across the country to compete, and fairgoers can enjoy food booths, crafts, plants, games and amusement rides. A similar event, the Devon Fall Classic, takes place in September with many of the same competitions and festivities. Profits from these events support Bryn Mawr Hospital, one of the medical centers nearby on the Main Line.
Open year-round, the Berwyn Farmers Market is held on Sunday mornings in Bronze Plaza next to Handel’s Ice Cream. The market has a rotating list of vendors who sell fresh produce, gifts, baked goods and specialty products, all handmade and local.
Berwyn's community is tight knit and takes pride in where they live.
