Beverly Beach exemplifies East Coast living in Florida
Beverly Beach is a small, quiet town that covers over a mile of Florida’s east coast along fabled Florida State Road A1A. Located on a barrier island between Daytona Beach and St. Augustine, Beverly Beach is a seaside community with the Matanzas River on one side and the Atlantic Ocean on the other. Most residents are around the age of 70, and the town is popular among retirees for its condos, mobile home parks and new housing developments. While fewer than 500 residents live there year-round, Beverly Beach is also a hot summer destination for its vacation homes, private docks and coastal amenities. “It’s a very small beach town,” says Taylor Janse, a local realtor with the Florida Beaches Real Estate Company. “There’s intercoastal access across the street, so people love to take their boats out, kayak and paddleboard over there.”
Boating and fishing by the Atlantic Ocean
The beach is one of the biggest draws, and there are public beach access points along A1A. Boating and fishing on the Matanzas River are popular, too, which most people access by private property. The 46-acre Silver Lake Park is located south of the town and has a small playground, jogging trails and wetlands with wildlife such as herons and manatees. Coastal homes, Cape Cod architecture and luxury condominiums
Beverly Beach has a mix of older and modern properties. Sunset Inlet and Shelter Cove are the newest housing developments. “On the ocean side, you’ve got a lot of big, million-dollar oceanfront homes, and you have some smaller homes, a couple of campgrounds and manufactured home communities on the opposite side,” Janse says. Bungalows and manufactured homes with coastal and Cape Cod architecture are most common in Surfside Estates and cost $170,000 to $400,000. Luxury condos in Oceanside at Beverly Beach Condominiums have Mediterranean architecture and range from $500,000 to $800,000, and there are bilevel and trilevel waterfront homes built on half-acre lots that are $600,000 to $1 million. Stucco homes ranging from 3,000 to 5,000 square feet have outdoor pools and river access and cost $1 to $3 million.
One highway between St. Augustine and Daytona Beach
Florida State Road A1A is the main road that runs north and south through Beverly Beach. It's also known as Jimmy Buffett Memorial Highway. Flagler Beach is around 3 miles south, while the Daytona Beach International Airport is about 30 miles south. St. Augustine is roughly 30 miles north, and the Georgia State Line is over 100 miles north. Flagler County provides $2 one-way rides throughout the county that passengers can reserve ahead of time. The AdventHealth Palm Coast Parkway Hospital is over 10 miles west and open for 24 hours.
Races and music festivals at the Daytona International Speedway
Beverly Beach sees its fair share of visitors every year since it's close to many major attractions in Daytona Beach. The Daytona 500 kicks off NASCAR season every February, and Welcome to Rockville is a four-day music festival featuring Green Day, Korn and Linkin Park. Motorcyclists hit the road for the four-day Biketoberfest in the fall, and Magic of Lights brings holiday cheer to the speedway in the winter.
Java Joint Beachside Grill and the Jose Gaspar Treasure Company
Java Joint Beachside Grill is a local veteran-owned restaurant by the highway that faces the beach and has mimosas, smoothies and specialty lattes. Breakfast is served all day with shrimp and grits, breakfast burritos and buttermilk pancakes, and lunch favorites include gyros, wraps and Cuban sandwiches. The Jose Gaspar Treasure Company is a hobby store down the block that sells souvenirs such as seashells, wood carvings and shark teeth. Outside of the community, more people will shop and dine in Flagler Beach or Palm Coast. The closest grocery stores include Publix, Aldi and Winn-Dixie.
School choice for Flagler County Public Schools
Students in Beverly Beach are zoned for Flagler County Public Schools, which earns an A-minus on Niche and offers school choice for its nine campuses. Old Kings Elementary is highly rated for its teachers and academics and earns an A-minus on Niche. The B-rated Buddy Taylor Middle School has a 21-to-1 student-teacher ratio, while Flagler Palm Coast High School has a B-plus and specialized study programs that include aeronautics, agritechnology and veterinary medicine.
A seawall under construction for hurricane season
The coast is highly susceptible to flooding and high winds. Hurricane Milton caused over $18 million in property damage to Flagler County in 2024. The Florida Department of Transportation is constructing an underground seawall alongside the beach to mitigate storm damage that will be completed by the end of 2025.
