Suburban feel in a dense but walkable neighborhood

Locals of Beverly, Massachusetts, will say that it’s hard to determine where the neighborhood of Montserrat begins and ends. “Montserrat is loosely defined, and the boundaries are still blurry,” says local Realtor and longtime Beverly resident Betsy Woods of Leading Edge Real Estate, adding that Montserrat has long been synonymous with the neighboring Beverly Cove community. “Montserrat hasn’t been considered an established neighborhood until fairly recently.” Still, the Beverly neighborhood has started making a name for itself as a distinct community. Once home to President Taft’s vacation home, Montserrat is anchored by a central train station and the Beverly Hospital. “It really has only become a more defined area in the last few years because a community has been built up around the Montserrat train station, which is central to that neighborhood,” Woods says, emphasizing that easy access and walkability to the train and hospital serve as the main draws to homebuyers. “People love the proximity to the train, downtown and to the beaches.” Montserrat’s New England-style homes sit just north of Downtown Beverly and the shorelines of Beverly Cove.

New England homes in an affluent community

Vernacular New England homes line the tidy streets of this neighborhood, creating a dense suburban feel. “Montserrat has great streets with nice homes,” Woods says. “There are a few new affluent homes, but the majority are beautiful family-friendly houses.” Cape Cods and colonial styles are most common, ranging in size from about 1,100 square feet to over 4,000 square feet. A few ranch-style homes and historic homes dating back to the late 1600s are also peppered within the mix. Prices for single-family homes typically range between the mid-$500,000s and upper-$800,000s, though outliers can fetch up to $1.3 million; the average price-per-square-foot for single-family homes is $428. Condos in complexes are also available, pricing from the $300,000s to the $500,000s.

Proximity to Lynch Park, beaches and outdoor recreation

Montserrat residents also enjoy proximity to outdoor recreation, from green spaces to the nearby rocky beaches. Close parks include Kimball Haskell Park, which has a playground, and Cross Lane Fields, which features multi-use fields for soccer and more. The Greater Beverly YMCA is located within Montserrat, along with the YMCA’s Douglas Stephens Teen Center. The YMCA provides a slew of amenities and sports courts, including an outdoor and indoor pools, pickleball and basketball courts, and a gymnastics center.

About a mile south of Montserrat, Lynch Memorial Park is a destination for its oceanfront recreational spaces, which includes two beaches and a rose garden. “Lynch Park is one of Beverly’s prettiest because it’s on the water,” Woods says. The park is also home to the Beverly Recreation Department, which hosts a diverse range of events and programs, including youth and adult sports programs, writing classes and beach clean-up days.

Strong private and public academics in Beverly

Part of the Beverly Public Schools District, students in Montserrat may begin their education at Hannah Elementary or Cove Elementary. Both serve kindergarten through fourth grade and receive B scores from Niche. Beverly Middle School also gets a B grade and funnels to Beverly High School. Home of the Panthers, the B-plus-rated high school offers a diverse range of athletic offerings, including teams such as sailing, ice hockey and football. Students may also attend Waring School, a competitive private liberal arts school serving sixth through 12th grade that earns an A-plus rating. The neighborhood is also close to Beverly’s institutions of higher learning, including Montserrat College of Art and Endicott College.

Central train station anchors Montserrat

The central Montserrat train station is served by the Newburyport/Rockport line and connects south to Boston. The commute by train can take about an hour, and drivers may also access the city via State Route 128, which connects to Interstate 95 and U.S. Highway 1. Boston Logan International Airport is the closest to Montserrat, about 22 miles away. Bus routes are also available to commuters and are scattered around the neighborhood.

Steps away from Downtown Beverly and convenient commerce

Montserrat residents are within walking distance of the vibrant eateries and eclectic shops that line Rantoul and Cabot streets in Downtown Beverly. Cozy coffee shops like Atomic Café mingle alongside laid-back breweries such as Old Planters Brewing Company and a range of other restaurants. Shopping plazas west of the neighborhood house grocery options like Whole Foods Market and Shaw’s, along with other conveniences such as CVS and restaurants. The North Shore Crossing plaza on Brimbal Avenue is a fairly new addition to the area and features Rosetti Restaurant, which Woods says is already a neighborhood favorite for its elevated dishes.
