An agricultural community roughly 10 minutes from Billings
Set amid fields of barley and sugar beets, the small town of Huntley offers a rural lifestyle about 13 miles from downtown Billings. “It’s just off Interstate 94, so it’s easy access to Billings, in 10 minutes or less,” says Nikki Zimmer, a broker at Metro Realtors LLP who’s sold homes here for 19 years. A handful of small businesses line the town’s main thoroughfare, and Barkemeyer Park provides a central gathering place, cementing Huntley’s close community feel; the overall CAP Index crime score is 1 out of 10, lower than the national average of 4. The Yellowstone River curves around the community, offering recreational opportunities all year long.
Huntley, along with the nearby towns of Worden, Ballantine and Pompeys Pillar, is part of the Huntley Project Irrigation District, an early 20th-century irrigation project that kickstarted the area’s agricultural economy. Today, the name unites these towns — collectively referred to as the Huntley Project — with a larger community identity.
National Folk homes in town or on farmland
Houses here rarely come on the market, but according to a Homes.com calculation, which uses a combination of estimate data, Huntley's average home value in late 2024 was around $430,000. “More and more, we're seeing people want to be in the smaller communities out of town," Zimmer says, "so prices here aren’t necessarily cheaper.”
In Huntley’s town center, single-family homes sit far apart along narrow, sidewalk-less streets. Early 20th-century National Folk houses have steeply pitched roofs and enclosed front porches, while 21st-century Craftsman-inspired homes have detached multi-car garages; grassy lots often have room for recreational vehicles, boats and backyard workshops. Outside of town, manufactured, ranch-style and National Folk homes are separated by pastures and cropland.

Two courses at the Pryor Creek Golf Club
The town’s main gathering space is the 6-acre Barkemeyer Park, where residents can enjoy a picnic in the shade, play volleyball and basketball, and let the kids burn off some energy on the playground. According to Zimmer, the semi-private Pryor Creek Golf Club is one of Huntley’s biggest draws, with one of two 36-hole golf courses in Montana, split into two distinct halves; an 18-hole Elmer Link-designed course is members-only, and the 18-hole Johnny Walker-designed course is open to the public. Plenty of recreation can be found at the Yellowstone River, though it can be dangerous during the spring snowmelt. Fishing here is popular year-round, and in the calmer months of August and September, locals take to the water in kayaks and inner tubes.
Nearby, the Huntley Project Museum offers 10 acres of original early 20th-century buildings and exhibitions about the Huntley Project’s early days. Visitors who come here for tours and special events are greeted by the museum’s two cats, Midnight Shadow and Timber. According to Neal Gunnels, the museum’s executive director, both cats just showed up one day and have stuck around. Midnight Shadow is particularly social and even pens her own column in the museum’s newsletter.

Championship sports at Huntley Project High
Local schools share a campus 8 miles away in Worden. Kids can start school at Huntley Project Elementary and then attend Huntley Project Junior High; both earn a C-plus from Niche. Huntley Project High earns a B and is known for its championship sports teams. Its wrestling and volleyball teams both won the state championship in 2023, and sporting events like The Battle of the Bridge football game, where the Huntley Project High Red Devils take the field against their rivals, attract the entire community.

The annual Huntley Christmas Stroll
Each December, locals come out to Barkemeyer Park for the Huntley Christmas Stroll, where the businesses and churches along Northern Avenue and Highway 312 offer holiday-themed special activities and goodies. “You get a passport and go to each of the businesses,” Zimmer says. “They stamp your passport, and once you visit everyone, you submit it for prize drawings.” The Huntley Project Museum hosts a tree-decorating contest, and there’s also a contest for best-decorated hay bale, train and wagon rides for kids in the park, and visits with Santa.
Along Interstate 94
Interstate 94 borders Huntley, leading about 13 miles to downtown Billings; Highway 312 also passes through the town, connecting to northwest Billings and other towns in the Huntley Project. Zimmer warns that passing freight trains can sometimes hold up traffic trying to get to the interstate. With no public transportation, bike lanes or sidewalks, locals rely on their cars to get around. Intermountain Health St. Vincent Regional Hospital and Billings-Logan International Airport are both roughly 15 miles away.
Clothes and home goods at R & R Trading
The R & R Trading and R & R Hardware stores anchor the community, providing a place to pick up new clothes, home goods and farming tools. The Beanery Coffee Company kiosk serves espresso and baked goods, while Cowboys Restaurant, Bar & Casino offers Texas-style barbecue with views of the Yellowstone River. Blue Cat Bar & Grill serves classic bar food and has a pool table in the back, and next door, the Rhoadside Event Center hosts regular live music and bingo nights. The nearby Ranch House Sausage Company offers locally raised meats, and bigger grocers like Walmart and Albertsons are about 12 miles away in Billings.
R&R Hardware sells farm supplies and feeds in Huntley.

Yellowstone River flooding risk
