Two of the city’s largest employers, Montana State University Billings and the Billings Clinic Hospital, are both close to North Side, with sidewalk-lined streets and public transit providing easy access. “It’s one of the original Billings neighborhoods,” says Marc Osborn, a local Realtor with Montana Real Estate Brokers. “Billings has grown a lot in recent years, especially since COVID-19, with more people looking to buy away from a major city. People from larger cities are drawn to North Side because you still have access to downtown, while being minutes from the wide-open spaces of Big Sky Country.”

Ranch-style homes and cottages line the streets of North Side, with most built between the 1930s and 1950s. Houses sit close together on small lots, with mature trees providing a degree of privacy between properties, and many have fenced-in back yards. The area has seen some revival in recent years, though it remains popular among investors. While there are no recently sold homes in North Side Billings according to Homes.com data, current listings show list prices for single-family homes ranging from $120,000 to $380,000. Most of North Side features single-family builds, but standard one and two-bedroom condos are listed for $140,000 to $520,000, with luxury condos in the Billings Industrial Revitalization District listed for $530,000 to $830,000.
