Early 20th-century bungalows and cottages fill the neighborhood, many of which are fixer-uppers. Druid Hills has a strong rental market, with lower prices drawing investors looking for extra income. Renters can also find apartment complexes like Uptown Villas here. Many find the hilly landscape appealing, with some homes offering city views from the top of the ridge. "My clients . . . travel and they see the houses on the hills surrounding the major cities everywhere else, those are prime properties," says Justin Marcus , broker and owner of Marcus Family Realty and an area native. He says the same properties come with a much lower price tag in Druid Hills.

Home prices are low and expected to rise
The median single-family sale price is in the low $100,000s, lower than more southern neighborhoods like Central City . Willie Casey, a broker with Casey, Bishop & Burroughs Realty, who has worked in the industry for more than 40 years, says the investment may be worth it. "Now's the time for investors to buy in Druid Hills," he says. "I believe in another five years, it'll be like the ballpark, where it won't be about what's pricier; it'll be about what's available for sale — if there's anything to be sold. It's one of the best opportunities for investors in that area."
Walkability varies, but downtown parking is a breeze
Residents living atop the hill may find walking a challenge. It gets easier for those living farther south, closer to downtown. Drives are short to downtown, and parking is a breeze with many garages and lots. "We have tons of parking," Marcus says. He says locals also utilize electric scooter rentals. There are several MAX Transit bus stops in and around the neighborhood. The University of Alabama at Birmingham, the city's biggest employer, is just about 3 miles south via Interstate 65 or U.S. Route 31.

Public, private and speciality schools serve Druid Hills students
This neighborhood is assigned specific schools through Birmingham City Schools. But families can also apply to specialty schools, career academies, BCS Early College and BCS Virtual Academy of Learning. Kids may attend Norwood Elementary School, Hudson K-8 School for grades six through eight and George W. Carver High School, each less than 10 minutes away. Private schooling is also an option at the highly rated Highlands School, among other options.
