Smithfield Estates gets residents away from city noise
Smithfield Estates is a quiet subdivision in the Pratt area of Birmingham. It’s filled with a blend of homes that have a higher average value than in several surrounding neighborhoods. Residents can easily drive to restaurants, shops and cultural centers in other parts of the region.
What homes cost in Smithfield Estates
The neighborhood has a blend of split-level, raised ranch and New Traditional homes, several of which were built between 1960 and 1990. They can range from the lower $100,000s to the upper $200,000s. There are also investment properties that usually go for less than $100,000. The neighborhood’s average home value is roughly in line with Forestdale to the west, though it is higher than areas to the south like Thomas, Acipco-Finley and Central Pratt. Around 70% of residents are owners. “A lot of people who live there know somebody there. … It’s people who will be familiar with that area [moving in],” says Yolanda Dye, a Realtor with Dalton Wade who has almost 30 years of experience. Dye adds that the area’s homes offer good value for the price.

What neighborhood life is like
The area doesn’t have many sidewalks, but its wide, winding roads make it easy for residents to walk to a neighbor’s house. Cars are often parked along the curb, and there is plenty of room to drive past them. Front lawns are grassy, and many have bushes and small trees. The community’s median age is roughly 45, and its population over 65 is well above the national average.
Smithfield Estates and the greater Pratt City area were hit during a 2011 tornado outbreak that caused extensive damage. The area is still recovering, and several lots remain vacant. Developments like One Pratt Park, which opened in 2019, are part of the region’s rebuilding process. While tornadoes can form in the region, storms like 2011’s are rare.
Students attend Birmingham City Schools
Smithfield Estates students are zoned for Birmingham City Schools. Legacy Prep, a charter school for kindergarten through third grade, is in the neighborhood, and the highly rated Rock City Preparatory Christian School, for kindergarten through 12th grade, is less than 3 miles away. Alabama’s CHOOSE Act of 2024 sends families funds to cover private school tuition. All families will be eligible before the 2027-2028 school year.

Dye says that residents are more likely to visit restaurants and shops in northern communities than head to downtown Birmingham’s eateries. Gardendale is about 20 minutes away and gives visitors “access to a strip mall and some restaurants,” Dye says, while Fultondale is roughly 15 minutes out and has a larger shopping area with big-box stores like Lowe’s Home Improvement and Target. Dining options in the two areas include:

From the neighborhood, it takes about 10 minutes to reach downtown Birmingham areas like Fountain Heights and Druid Hills by car. Those areas have cultural centers like the Birmingham Jefferson Convention Complex, often called the BJCC, which hosts many kinds of performances and events. Birmingham-Shuttlesworth International Airport is roughly a 20-minute drive. MAX Transit buses don’t have stops in Smithfield Estates, but there are several along Hibernian Street on the other side of Bankhead Highway, which borders the neighborhood.
