Among Bismarck's gently rolling hills, Hillside South offers quiet and calm suburban living near outdoor escapes. The community's claim to fame is an expansive park with trails, sports areas and a popular summertime waterpark. This haven for recreation is not only a favorite among residents but also locals from surrounding neighborhoods. The community is also within a few miles of most of what they want and need, from schools to the businesses in downtown Bismarck. Restaurants, shops and city attractions, like the Capitol Grounds, may be outside the neighborhood, but residents are a short drive away.
Grabbing a burger at Scotty’s or Big Boy
The neighborhood is primarily residential but within a few miles of restaurants and retail centers. "People don't have to just go into downtown to shop and dine. They go anywhere — north, south, wherever. It's close to anything," says Amber Sandness, Realtor with Bianco Realty, Inc., who’s sold in the area before. Lucky's Bar pumps people up with regular pool tournaments while Laughing Sun Brewing Co. brings beer flights and barbeque to the table. Burger joints are plentiful, with Scotty's, Burger Time and Big Boy Restaurant all within 1 mile. The community is less than 2 miles from Kirkwood Mall and downtown Bismarck, which has many brand-name stores and small businesses. Several mini-markets, a Sam's Club, a Target Grocery and two Family Fare Supermarkets are within 3 miles.
A couple of significant city attractions are 1 mile from the neighborhood. The Capitol Grounds holds the state's capitol building, the Bismarck Capitol Monument and The North Dakota Heritage Center & State Museum. The museum's galleries speak about the state's past, present and future through preserved collections and interactive exhibits. It houses one of the nation's largest collections of Plains Indian artifacts. The museum celebrates its 10th anniversary in November 2024, as well as the 135th anniversary of North Dakota's statehood.

Sliding into summer at Lions Park
A major feature of Hillside South is Lions Park, the area's primary green space visited by locals from across the area. "Recreation is definitely what draws people. There's a pool close by and lots of people like the walking paths," says Sandness. Frisbees fly at the disc golf course, and crowds pack the aquatic center during summer. Kids slide down the center's bright yellow and blue waterslides or wait to get soaked by the big water bucket once it tips over. The park also has a skate park, tennis courts and two playgrounds. 23rd and 16th Street Parks are other options inside the neighborhood, offering playgrounds, basketball courts and softball fields. About 1 mile away, Sleepy Hollow Park welcomes visitors with its twinkling fairy lights and vast woodlands. Trees, shrubs and trails line grassy hills and pass over gentle streams. The park also has an outdoor stage where theatrical performances and live music acts play all summer long to picnicking crowds.

As its name indicates, Hillside South has gently rolling hills that usually go unnoticed outside the icy winter months. Mature trees tower over the streets and narrow sidewalks, even without their leaves. Driveways sit to the side of duplexes, Cape Cods, bungalows and ranch-style homes, the most popular housing styles in the neighborhood. Frequently, homes of any style are raised to accommodate the hilly terrain or avoid issues from heavy snowfall. Paint jobs are diverse, with exteriors sporting anything from neutral tones to bold blues. Prices typically range from $160,000 to $300,000, averaging about $300,000 less than the Bismarck Metro Area.

Learning at a top three Burleigh County high school
Most students start at Pioneer Elementary School and Simle Middle School, which are inside the neighboring community Hillside North. Both schools earn B-minus ratings on Niche. Legacy High School earns a B score, and Niche rates it as the third-best public high school in Burleigh County. The school offers dual enrollment courses through Bismarck State College. Some students attend Will-Moore Elementary School, Wachter Middle School and Bismarck High School. The elementary and middle schools have B-minus Niche scores, while the high school has a B-plus. Niche rates Bismarck High School in the top 20 best public high schools in North Dakota.
Pioneer Elementary School enrolls over 200 students in grades K-5.
Legacy High School offers a variety of sports and extracurricular activities to students.

Hillside South depends on cars
Residents are car-dependent, as no public transportation is available inside the neighborhood. Primary driving routes include East Boulevard Avenue and North 26th Street, although many smaller residential roads are just as popular.
