Spacious riverside properties, private lake access and an abundance of outdoor recreation are some of the perks of living in Southwest Bismarck. “On this side of town, you have a wide variety of home options, from luxury waterfront homes to accessible twin homes,” says Austin Muth, a local Realtor with Genesis Realty. “A lot of the people moving here are doing it to be close to the water and recreation areas. That’s what sets it apart from other Bismarck communities.”

Diverse housing market, from manufactured homes to luxury construction
The area has a diverse housing scene, with brand new subdivisions on man-made lakes, established homes on wooded, multiacre lots and townhomes along the Missouri River. On the community’s east side, the Tatley Meadows subdivision has over 100 manufactured homes, with prices ranging from $20,000 to around $90,000. Throughout Southwest Bismarck, single-family homes on lots of around a half-acre or less range from $350,000 to $530,000, while houses with water access or multiacre lots can go for $550,000 to $1.7 million. The price tag increases with more square footage, property size and modern upgrades. “Whispering Bay has some of the most high-end homes in Bismarck,” Muth says. “You have luxury homes with private access to the river.” Townhouses and condos range from $160,000 to $950,000, with the highest price tags featuring river views.
Dual-credit courses and extracurriculars at Bismarck High School
Students in Southwest Bismarck may attend Victor Solheim Elementary School, which earns an A-minus grade from Niche. Wachter Middle School receives a B-minus and has an array of elective offerings, from orchestra and exploring agriculture to weight training and exploring world cultures. The B-plus-rated Bismarck High School offers dual-credit courses through Bismarck State College and has over 30 extracurricular activities, from sports teams to student organizations.

Boating on the Missouri River and an extensive nearby trail system
Many lake and riverside homes have private water access, and many locals can be found paddleboarding or kayaking in the summer months. Boat owners can launch from the Fox Island Boat Ramp for a day on the Missouri River. The area has an extensive network of paved and single-track trails. “The south side of Bismarck has some of the best trails in the city,” Muth says. The Riverwood Golf Course loop, Riverfront Trail and Sertoma Park Loop all connect and add up to around 9 miles. Walkers and horseback riders can meander along the 2-mile unpaved loop in Atkinson Nature Park. The public Riverwood Golf Course has an 18-hole, par 72 course with tree-lined fairways and concessions. Sports enthusiasts can visit the 99-acre Sertoma Park, which has facilities for baseball, tennis, pickleball, sand volleyball and soccer, along with a playground and picnic shelters.
Local eateries, from Thai cuisine to pub fare
While Southwest Bismarck is largely residential, locals can grab a bite to eat at one of the many restaurants along East Bismarck Expressway or Twelfth Street. In the Southport subdivision, The Pier Bar & Grill serves classic pub fare from wings to fried walleye that can be enjoyed alongside a draft beer or handcrafted cocktail. Jack’s Steakhouse & Seafood is a local favorite with rotating specials almost every day of the week. Eat Thai Cafe is another popular spot with counter service, authentic Thai cuisine and teas. The Kirkwood Mall is just north of the expressway and has over 70 businesses, from department stores to salons. Target, Natural Grocers and Family Fare Supermarket are nearby options for groceries.
The Bis-Man Transit bus conveniently runs through the Southwest Bismarck neighborhood.
Interstate access and public transit
Drivers can take Washington Street less than 3 miles north to downtown Bismarck, or hop on Interstate 94 to travel east and west across North Dakota. Local bus routes are operated by Bis-Man Transit.
