Wachter's blend of commercial, residential and recreational living
In Wachter, everyday living means having access to almost anything, like shopping hubs, highways and recreational hotspots. The community is equally commercial and residential, with businesses to the north of Interstate 194 and homes to the south. Kirkwood Mall is a main attraction within the business district, drawing shoppers from all over the city. Several green spaces and recreational centers surround the neighborhood, keeping residents active throughout the year. Three schools are within walking distance, and main roads quickly connect drivers to the rest of Bismarck and Mandan.

Leafy streets reveal diversely styled starter homes
Mature leafy trees follow the neighborhood’s wide roads and narrow sidewalks. Mid-size yards transition from grassy in the summer to covered in snow in the winter. Basketball hoops overlook driveways, and small lots keep neighbors close. “Wachter has more starter homes, but they’re quality-built houses with character. They’re not all built the same,” says Austin Muth, co-founding Realtor of Genesis Realty, who’s sold in the area before. Single-family options in the area include ranch-style homes, split-level houses and contemporary homes from the 1970s and 1980s. Condo complexes, double-unit townhouses and apartments are also common. Prices typically range between $250,000 and $495,000 for single-family homes and townhouses, while condos sell between $105,000 and $170,000.

Kirkwood Mall and more make the community a retail destination
Wachter is home to Kirkwood Mall, Bismarck’s shopping hotspot. The mall has almost 100 nationally recognized specialty stores. Chain restaurants and businesses like Big Lots, Cash Wise Foods and Runnings surround the mall, further making the neighborhood a retail destination. If the options around the mall aren’t enough, Wachter’s boundaries touch downtown Bismarck. “It’s not within walking distance, but you can still get there quickly,” Muth says. Downtown is known for its locally owned pubs, taverns and breweries. The area also has various small businesses and a large event center.

Abundant parks and recreational facilities surround the community
While the neighborhood primarily has residential streets and retail spaces, residents have easy access to green spaces. “One thing with Bismarck is that all new developments have to set aside a certain percentage of land for parks,” says Jeff White, Realtor for Capital Real Estate Partners with sales in the area. As the south side of Bismarck developed through the 1980s, parks, golf courses and sports facilities were built alongside homes and businesses. Magical Moments Playground offers kids ample space to run and play, and Wachter Aquatic Complex opens its public outdoor pool every summer. Capital Ice Complex has two large arenas that accommodate ice skating, hockey and roller skating. The public Riverwood Golf Course is just outside the community, offering 18 holes of lush fairway. Clem Kelley Athletic Complex is a hub for sports with 10 baseball diamonds, multiple tennis courts and a soccer field. The complex also has a community orchard that anyone can visit to garden and harvest fruit. Several other popular parks are within 2 miles, including Cottonwood Park, Sertoma Park and the Dakota Zoo.

Sidewalks and a paved bike path let people explore the neighborhood. The path connects to the Riverwood Golf Course Loop and other trails around the city.
