A growing small town
If you ask real estate agent and investor Antonio Zavarce, Blanchard is the next up-and-coming neighborhood in the Shreveport area. “People are basically getting out of Shreveport, and they’re expanding outwards,” says Zavarce, who is also a team lead for Hello House. “Predominately, people want to be in a quieter area, so they’re moving out into Blanchard. The mindset is people who love just being outdoors. Now, there are all these brand-new developments or people purchasing land on their own and building nice houses.” And not only are houses going up, businesses are moving in. “A lot of commercial industries are getting permits for building and developing in Blanchard,” says Zavarce. “So now there’s a Walmart, there’s development for an auto parts store, and there’s already an organic grocery store, so people aren’t even going to have to leave Blanchard to meet their needs.”
Blanchard’s hot housing market
Ranch-style homes are common, on properties averaging half an acre. Some are in planned communities with winding suburban streets, and others have a little more elbow room between the neighbors. House hunters can expect to find homes ranging in price from the mid-$100,000s for a modest three-bedroom to the upper-$300,000s for new construction in a gated community. “Blanchard is really the market to look out for. If you’re looking to invest and you’re looking to futureproof that investment, you want to be in Blanchard,” says Zavarce, who has purchased an investment property of his own in the neighborhood.

Shopping and dining options in Blanchard
There are two main commercial hubs in Blanchard. One is around Main Street in Blanchard’s downtown area, where you can find a DG Market, a couple of places to eat, and businesses like a convenience store and credit union.
The other option is on New Market Road, near the Interstate-49 interchange. Most restaurants in town can be found here, including multiple fast-food chains and independent establishments like Trejo’s Mexican Restaurant and Shane’s Seafood and BBQ. Spring Market grocery store and Walmart Supercenter are also on New Market Road, so residents can get all the necessities in town.

Blanchard’s can’t-miss annual event
According to Zavarce, Blanchard’s Poke Salad Festival is the event of the year. For nearly five decades, residents come out to this multi-faceted event, which features a carnival, live music, a parade through downtown Blanchard, and of course, food. “That’s very much quintessential to Blanchard,” Zavarce says.
Local Caddo Parish Public Schools
Caddo Parish Public Schools serves the neighborhood. Kids attend schools like Blanchard Elementary School, graded B by Niche; Donnie Bickham Middle School, rated C-plus; and Northwood High School, also rated C-plus. Northwood High’s FAME program, or the Falcon Academy of Medical and Engineering Exploration, is a course of study in science, math, engineering, and health science designed to help students when it’s time to apply for college and scholarships.

Blanchard’s parks and recreation
The closest county park to Blanchard is the Walter B. Jacobs Memorial Nature Park, about 3 miles from the town center, though it is currently closed for renovations and will reopen with a state-of-the-art facility in 2025. In the meantime, the neighborhood has several fun ways to get outside and enjoy the day. Northwood Hills Golf Club is a semi-private golf club, so guests don’t have to be a member to use the facility. After completing the 18-hole course, golfers can wind down at the bar and grill. Jubilee Zoo is a petting zoo and play paradise for kids, open only in the fall. Kids can take a safari hayride, pet some of the animals, and closer to Christmas, they can even meet Santa. Little ones can also join a team sport like tee-ball through the Blanchard Athletic Club.

Getting in and out of town
Public transportation in Blanchard is limited to SporTran’s paratransit services, which include a number of on-demand stops for disabled riders only. The nearest highways are Interstate 49, about 5 miles from the center of town, and Interstate 220, about 7 miles from the center of town.
