Charming Bloomington neighborhood surrounded by recreation
The homes in Barclay Gardens span from early 20th century builds—no larger than a few hundred square feet—to a community of new and colorful cottages that pays homage to past eras. Steve Smith, a broker with F.C. Tucker/Bloomington Realtors, says there're “Really cute homes that are nicely done. But there’s a lot of different things to offer people to make for a nice mix of options.” Barclay Gardens also appeals to those with active lifestyles. The neighborhood borders Bloomington’s Southeast YMCA, and residents on its western end can easily reach a trail that connects locals to one of the city’s newest attractions: Switchyard Park. The amenities at this 65-acre site include an expansive playground and splash pad, a skate park and a stage facing a field with built-in amphitheater-style seating. “It’s desirable because of the location. It’s close to Indiana University, close to the YMCA and close to the east side shopping and restaurants,” says Trish Sterling, the broker owner of Sterling Real Estate, who’s made a few sales in Barclay Gardens.

A balance of early 20th century and new cottages
Houses in Barclay Gardens are distributed across many lots no larger than a quarter-acre. Mature maple trees hide some of the houses on these compact lots, while other homeowners still have enough room to keep lawn decor like small bird baths and planters. Barclay Gardens features many Craftsman bungalows, but a few Dutch Colonials dating back to the early 1940s can also be found along the edge of the neighborhood. On the far southern end of the community is the newly constructed Bloomington Cohousing subdivision, which stands out with its grouping of bright multi-colored houses. This subdivision has cottages, foursquares and bungalows, some of which feature screened-in front porches. Price points in Barclay Gardens can run from $120,000 for a one-bedroom Craftsman bungalow to $530,000 for a large, newly constructed cottage.

The new attractions around Switchyard Park
Formerly a railroad hub, Switchyard Park has slowly grown into a community destination. Its splash pad has ground fountains that spread across a public square facing a large picnic pavilion. The playground’s many fixtures include a jungle gym that children can climb to get views overlooking the area. The park also neighbors The Warehouse, a nonprofit recreation center that offers activities at no cost. The facility has its own 31,920-square-foot skate park, rock climbing walls and a parkour course. The 3.1-mile B-Line Trail is popular with cyclists, and cuts through Switchyard Park, passing by a dog park along the way. “If you’re in this neighborhood, you can access different parks and trails. All of our parks are connected, which is good if you’re a biker,” Sterling says.
