Covenanter gets its unique name from a religious group of abolitionists who settled in present-day Bloomington during the early 1800s. In 1828, Thomas Smith, a Covenanter, built a brick, Colonial-style farmhouse that still stands today on its original site in South Pickwick Place. While the rest of the homes in Covenanter aren’t quite as historic as the Smith House, the landmark does provide a peek into the neighborhood’s overall feel. Many enjoy Covenanter for its spacious houses, lush lots and easily walkable blocks. “Once you get in there, it’s very much the feel of a suburban neighborhood,” says Angela Van Rooy, Bloomington’s neighborhood services program manager. “It’s nice-size lots, nice-size homes, and the elementary school borders the neighborhood, so the kids who live there can walk to the school. You can be in a nice green space, but minutes from just about anything you need.” Plus, the neighborhood borders the east side shopping district, which is home to the city’s largest Kroger — called “Krogucci,” by many locals.

Condos, townhouses and single-family homes
Many of Covenanter’s houses have footprints of more than 2,000 square feet and occupy lots ranging from about a quarter-acre to nearly 2 acres. A mature tree canopy covers much of the neighborhood, and some homes — like the area around the Smith House — are hidden from view behind groups of towering pines and ash trees. Conventional ranch styles and Colonial revivals dating back to the mid- to late 20th century are common, but the neighborhood also features some Tudor revivals and Dutch Colonials. Prospective buyers can find brick townhouses and condo communities too. Prices here can go from $470,000 for a roughly 2,300-square ranch-style house to $750,000 for a larger two-story home on a nearly 1-acre lot. Condos range from $160,000 for a one-bedroom unit to nearly $280,000 for a larger two-bedroom place. Monthly condo homeowners association fees are generally between $160 and $400. “It’s kind of an interesting neighborhood, I think, because the houses are all different and unique in their own way,” says Sue Campbell, office manager of the nearby St. Charles Borromeo Church.

Dining and shopping around the College Mall
Residents of Covenanter can walk to the city’s east-side shopping district. Anchored by the College Mall, the center is home to many chains, as well as a handful of local staples. DeAngelo’s, a citywide favorite, serves Italian cuisine mixed with Creole flair. Vivencia Latin Flavors combines Mexican, Colombian and Venezuelan cuisine. The restaurant also has breakfast options ranging from pancakes and French toast to fried tortillas and eggs topped with the house ranchero sauce. Those looking to relax with a glass of wine and enjoy some raw oysters can go to Truffles Fine Cuisine & 56 Degrees Bar. Morgenstern’s Bookstore & Cafe is a hip hangout spot for college students. The Bloomingfoods Co-op Market East and Kroger are just two of the many nearby groceries.

Bordering Southeast Park and close to Southeast YMCA
The neighborhood borders Southeast Park, a green space with gently rolling hills and some dense patches of trees. Its amenities include tennis and basketball courts and an all-access playground with ramps and swing sets. A paved trail winds throughout the park, and it's not uncommon for locals to spot the occasional deer. Not far from the park is the city’s Southeast YMCA, where members will find weight and fitness rooms and courts for basketball, pickleball, volleyball and racquetball. Local baseball players can also work on their swings at the venue’s batting cages.

Access to several highly rated public schools and faith-based options
Both Binford and Rogers elementary schools sit just north of the Covenanter community. The two schools receive grades of A and B-plus, respectively, from ratings site Niche. Rogers, which shares its campus with Binford, is notably the only Monroe County school specifically serving kindergarten through second grade. The goal is to better meet the specific needs of younger children. After completing grades three through six at Binford, students go on to Jackson Creek Middle School and Bloomington High School South (BHHS), both of which receive A grades. Ranked by Niche as the 13th-best high school for STEM programming in Indiana, BHHS offers activities like a robotics club. The neighborhood is also close to the St. Charles School, a private Catholic institution affiliated with the St. Charles Borromeo Church. The school, which serves students from pre-kindergarten to eighth grade, recently earned the prestigious national Blue-Ribbon School award.

Community events at St. Charles School
While many people head to downtown Bloomington for events, Covenanter also has a few distinct community events throughout the year. During Lent, the St. Charles School puts on a fish fry that usually occurs in March. Each fall, the school organizes a small festival — named Hawktober in honor of the school’s mascot — which includes food, activities for children and live music. “Mostly school families attend, but they do advertise it,” Campbell says.
Bypass access to north Bloomington institutions and I-69
South College Mall Road turns into the State Road 45 bypass, which connects the neighborhood to both Interstate 69 and the northern end of Bloomington. The bypass goes directly to major institutions like the IU Health Bloomington Hospital, while I-69 provides a commuter route to Indianapolis. East Third Street goes directly to downtown Bloomington about 2 miles west of Covenanter. Bloomington Transit buses stop at several points around the neighborhood. The Indianapolis International Airport is about 45 miles north of Bloomington.
