Stylish homes and peace in Bloomington neighborhood
An advertisement from the 1950s proclaimed Hoosier Acres to be the finest residential neighborhood in Bloomington, and there are a few here who still agree. The neighborhood provides stylish mid- to late-20th century homes, lush landscaping and a little more privacy with its spacious lots and mature canopy. Narrow roads and sparse traffic ease neighborhood walks, while many here take advantage of sunny days to tend to their lawns. “It really is a beautiful neighborhood with very large, leafy and shaded lots,” says Angela Van Rooy, Bloomington’s neighborhood services program manager. “It’s very close to the mall area, but you wouldn’t know it when you’re there. You just feel in a nice quiet, residential area and you wouldn’t realize all those commercial things are on the other side of the road, backing up to the houses.”
Diverse styles on lush and spacious lawns
Many homes here sit on lots that range from a half-acre to 1.5 acres. The expansive lots make room for long driveways, groups of trees and skillfully-trimmed bushes and front courtyards with brick paths. With many of the houses dating back to the period between the 1950s and 1980s, architectural styles here include ramblers, split-levels, Colonial Revivals and late 20th century contemporaries with features like second-floor porches and prominent glass exteriors. Many houses also bear the limestone siding commonly seen across Bloomington. Single-family homes can go from $225,000 for a roughly 1,700-square-foot build to $530,000 for one above 3,000 square feet. Even larger and older, but well-kept, homes can run between $600,000 and $900,000. Alex Everett, a Realtor with Century 21 Scheetz, believes buyers in Hoosier Acres are paying more for what they’re getting, rather than name and reputation. “The houses are expensive, but in my opinion, they’re worth it. The houses are bigger, the lots are bigger, the landscaping is nicer. The houses are not built on top of each other, so you get room,” he says.
From coffee and craft brews to Asian and Latin fare around the College Mall
Around the College Mall, morning commuters stop by Needmore Coffee Roasters to pick up breakfast pastries and lattes. At BJ’s Restaurant & Brewhouse, craft beer fans can enjoy their cold beers with options ranging from rare steaks to its own version of Chicago’s deep-dish pizzas. The many diverse restaurants around the mall include Vivencia Latin Flavors with its blend of authentic Mexican, Colombian and Venezuelan fare. Another staple here is the Office Lounge and Liquor Store. “They have the absolute best pork sirloin sandwich. I don’t know what seasoning they use, but it’s great,” Everett says. Those looking to add new titles to their personal libraries can visit the Morgenstern’s Bookstore & Cafe. This is also home to the city’s largest Kroger, which many in Bloomington more commonly call “Krogucci.” Those looking for locally-sourced and more health conscious options can choose between Fresh Thyme and the Bloomingfoods Co-Op Market East.
From nature walks in Latimer Woods to YMCA activities
The neighborhood is home to the peaceful Latimer Woods. A narrow dirt trail no longer than a half-mile weaves through this 10-acre old-growth forest. Boards in the woods provide information on the various flora, and blankets of dead leaves turn this green space into a picturesque site during the fall. Those looking for relaxing walks and views amid lush and gently rolling hills can go to Cathcart Park. A little farther out is the Southeast YMCA, which boasts amenities ranging from heated pools to an indoor track and multiple basketball courts.
Various tech activities at highly rated and STEM focused BHSN
The neighborhood is zoned for Binford and Rogers elementary schools, which receive A and A-minus grades respectively from ratings site Niche. The two schools share a campus, and Rogers only teaches students from kindergarten to second grade. Rogers’ unique model aims to better address the needs of younger students, who also benefit from community partnerships that allow them to participate in a variety of outdoor and nature-oriented activities. Students may then go on to the new Tri-North Middle School and Bloomington High School North, which both receive A grades from Niche. The ratings site also ranks BHSN as among the top 25 schools in Indiana for STEM. Students at the high school can learn to fly drones or get into competitive gaming through the Esports club.
Neighborhood July 4 celebration and Morgenstern’s Bookstore events
Hoosier Acres stays close through community events like an annual July 4 party, where one of the residents usually puts on a barbecue and invites neighbors to celebrate. “It’s a very cohesive kind of neighborhood,” Van Rooy says. The Morgenstern’s Bookstore & Cafe is also a community meetup point. Events at the business include live music acts at the Friday Nights at Morgenstern Books and an “After-Hours Comedy” hour in August. As they watch the skits, comedy hour spectators can enjoy beverages, including some wines from the Oliver Winery.
Located right along State Road 45 bypass
East Third Street connects Hoosier Acres to downtown Bloomington about 2 miles west. While many here drive to commute, the Bloomington Transit has several bus stops around the neighborhood. East Third Street also turns into the State Road 45 bypass, which goes past IU Health Bloomington Hospital and connects commuters to Interstate 69. Those going on out-of-state flights go to the Indianapolis International Airport about 54 miles to the north.
