One of Bloomington’s earliest local historic districts
Prospect Hill carries the honor of being Bloomington’s first local historic district. Formally established on a hill in the 1890s, the neighborhood was once one of the city’s most affluent communities. Today, after a long resurgence, Prospect Hill offers potential residents' rich architectural diversity with proximity to art galleries, shops and downtown Bloomington’s dining scene. A few of the city’s significant historic sites also belong to this neighborhood. Among them is the Paris Dunning House, a restored red brick Greek Revival and Federal-style mansion that once served as the home to one of Bloomington’s early settlers and the Indiana governor. Angela Van Rooy, the city’s neighborhood services program manager, says Prospect Hill’s appeal is “definitely its historic character. There are a lot of cute houses of different scales. For people interested in historic preservation, it’s a huge draw. And the walkability is fantastic.”
From cottages to ornate Queen Anne homes
While many homes here date back to the turn of the 20th century, some — including the Paris Dunning House — were built years before the Civil War. Gabled-ell houses and cottages with pyramidal roofs are typical throughout Prospect Hill. Other styles include Craftsman bungalows, Queen Annes, Free Classics and ornate builds like Mansard and Elizabethan Revival. Residents here enjoy the community's mature tree canopy along Rogers Street’s and neighborhood street murals like the pollen-themed painting at Fairview and Howe streets. Prices can go from about $175,000 for a home that's less than 1,000-square-feet to $450,000 for a roughly 2,000-square-foot build.
Morning stops at Rainbow Bakery and within minutes of downtown
Although Prospect Hill is only a few blocks from downtown Bloomington, the neighborhood boasts its own corner of shops and dining staples. Morning commuters can pick up various treats and coffees at the Rainbow Bakery, which is hard to miss with its bright rainbow-colored sign hanging over its entrance. The cafe’s baked goods include an assortment of cupcakes, doughnuts and cakes. Nearby, Juannita’s is the go-to spot on this side of town for Mexican fare. Or for those looking for a night-time hangout, downtown has several watering holes to choose from including the Crazy Horse, the Alley Bar and Tap Bloomington. Kroger is one of the nearest chain grocery stores. “It’s so close to downtown, we walk to dinner regularly and to whatever else you want to do downtown,” says Glenda Murray, president of the Prospect Hill Neighborhood Association.
Basketball courts, playground and convenient access to B-Line Trail
The 2-acre Building Trades Park serves as the neighborhood’s main green space and its amenities include a playground and basketball courts. The park is also undergoing a massive renovation with planned additions like a futsal court. Nearby, the Rose Hill Cemetery is at once a peaceful burial site and a scenic green space that many use to walk. One of its tombstones marks a vacant grave for a Monroe County native who was a victim of the ill-fated Titanic. For bikers and joggers, there’s also the 3-mile B-Line Trail which passes through several neighborhoods on this end of town and stops at the new Switchyard Park about 1 mile south. For some time indoors, the WonderLab Science Museum offers educational and interactive exhibits for children.
STEM focus at Bloomington High School North
Students may start their educational journeys at Fairview Elementary School, which gets a B from the ratings site Niche. Students may then attend Tri-North Middle School and Bloomington High School North, both of which receive A grades from Niche. Tri-North Middle’s extracurricular activities include a jazz band. Bloomington High School North is also ranked by Niche as one of the 20 best schools in the state, reflecting the district’s focus on science and technology programming. The high school also offers drone-flying and competitive video gaming clubs.
Annual neighborhood picnics in Building Trades Park
Prospect Hill recently re-launched its annual picnics, which the neighborhood plans to continue running throughout late spring and early fall. The most recent picnic occurred in July 2024, when many neighbors gathered at the Building Trades Park pavilion to share dishes and mingle. “When we have them in the park, there’s the playground right there. For families with younger kids, we can all watch their kids play and still visit, with one another,” Murray says. Being a few minutes from downtown also puts the neighborhood close to some of the city’s biggest celebrations. Annual events include downtown’s Lotus World Music and Arts Festival, which takes place over several days each September.
Biker friendly and close to I-69
Prospect Hill has some bike routes that go to and from the downtown, and the Bloomington Transit buses also serve the area. The neighborhood is about 2 miles from Interstate 69, which goes to Indianapolis about 55 miles north. The Monroe County Airport is just outside Bloomington, but the facility mainly handles general aviation. City residents usually head to the Indianapolis International Airport for commercial flights. Prospect Hill previously neighbored the IU Health Bloomington Hospital before the medical institution moved to its new location off the Indiana State Road 45/46 bypass. However, the neighborhood remains close to several other medical practices around West Second Street.
Important to know
The neighborhood has an overall CAP Index crime score of 8 out of 10, or double the national average. Burglarly and larcecy incidents impact much of that score.
