Bloomington luxury mixed-use community

Renwick packs a lot into this small corner of Bloomington. Built around the Renwick Village Center, this neighborhood puts upscale homes and luxury apartments within steps of various eateries and businesses. Residents can make a quick stop for breakfast and coffee in the morning and cap their day with a visit to an upscale wine or cocktail bar. “You have a few things right in the neighborhood, but you’re also really close to groceries, the College Mall and places people value because of the convenience,” says Kristi Gibbs, a broker with Century 21 Scheetz. “The other interesting thing about that neighborhood, or why it might stand out, is it’s a mixed-use development. It’s one of those master-planned communities where you have residential areas, you have retail, you have professional spaces. The neighborhood also has a park, so that’s a good feature to bring people together … and it’s good for outdoor activities, too.”

Homes showcasing classic styles and paired villas

Although the village’s development began in the late 2000s, much of Renwick honors classic architectural styles. Here homes feature design elements ranging from contemporary Traditionals to Craftsman and Prairie designs. Some also feature Colonial, Greek Revival, Italianate and Victorian elements. The neighborhood also features attached homes called 'paired villas' and a few elegant stately builds too — with adornments like limestone siding and arched porticos. Many lots are well under a quarter acre, which is attractive for buyers looking for low maintenance yards and upkeep. “We also have a lot of people who move to Bloomington from out of the area to come work for Indiana University. Or maybe they’re part of the medical community or another larger company, and they may be coming from places where this reminds them of home,” Gibbs says. Homes that have recently sold in Renwick, had footprints between 1,500 and 3,000 square feet, and their sale prices ranged from just over $500,000 to upwards of $855,000. Some of the largest homes can even pass the $1 million mark.

Breakfast at Crumble Coffee, Thai for lunch and C3 date nights

Morning commuters can start their day with breakfast or drink from the Crumble Coffee and Bakery. For lunch, or dinner options, Renwick is just down the street from the area's shopping center anchored by the College Mall. Here, fans of Southeast Asian fare can enjoy rice-centered entrees, curries and fried foods at the Bangkok Thai Cuisine restaurant. For a more upscale dining experience, many unwind at Truffles Fine Cuisine, with menu items like wine by the glass, fresh fruit, salads and oysters. Renwick also has its staple for nighttime hangouts, like the C3 Bar, which Gibbs calls her favorite date night spot. “It sort of has a neighborhood atmosphere because a lot of people from the neighborhood will walk over, eat and get a drink at the bar,” she says. Fashion-conscious residents looking to update their wardrobes will find trendy options at ALIBI. Kroger is the nearest chain grocery store, but additional options like Fresh Thyme and Bloomingfoods Co-op Market are also nearby.

Within short walks of Cathcart and Southeast parks

Oak trees line quiet streets and provide shade to residents taking strolls along the neighborhood’s winding paths. Many here live within a few minutes' walk from Cathcart Park, an open space that dog owners frequent. The park also offers a covered colonnade and a pocket playground near residences on South Renwick Boulevard and South Hawksmoore Drive. The Renwick Trail is another walking path that passes through Southeast Park, which features a larger playground, a picnic pavilion and both tennis and basketball courts.

Highly rated schools and Rogers Elementary’s unique activities

Several highly rated schools under the Monroe County Community School Corporation serve the Renwick community. Here, students may start at Rogers and Binford Elementary schools, which respectively get B-plus and A grades from ratings site Niche. The two schools are unique because Rogers serves kindergarten through second grade students, while Binford covers third to sixth grade. Rogers also offers a diverse learning environment with students from over a dozen countries and also boasts several community partnerships. From there, students may then attend Jackson Creek Middle School and Bloomington High School South, which both receive A grades from Niche.

C3 Bar’s weekly concerts

During the warmer months, the C3 Bar hosts a concert series on Thursday nights. The series often hosts jazz musicians who entertain the crowd from the square outside — or the “piazza,” as those in the village call it. Otherwise, Renwick is only a few miles or 10 minutes from downtown Bloomington and Indiana University, or IU. Major events in this part of town include the annual Fourth Street Festival of the Arts and Crafts, which takes place over Labor Day weekend and features work from over 100 unique artists.

Down the street from State Road 45 bypass

The neighborhood’s streetscape includes alleyways, which give residents greater privacy and access to parking away from the main streets. The Bloomington Transit system has a few bus stops near the neighborhood and downtown Bloomington is located about 2 miles from Renwick. South Sare Road turns into the Indiana State Road 45 bypass, which links residents to destinations like IU Health Bloomington Hospital about 2 miles north. The bypass also connects to Interstate 69, about 5 miles west of Renwick. The Indianapolis International Airport, about 55 miles or an hour from town, is the region’s hub for commercial flights.
