Bloomington’s Sycamore Knolls neighborhood spans a gently sloping landscape blanketed by a lush and mature tree canopy. Along with its natural scenery, the community offers a neighborhood park and school, both attractive perks for parents with young children. In the late 2010s, Sycamore Knolls turned a swath of busy High Street into a spacious biking and walking path between the north and south ends. Today, many take advantage of this amenity to stay fit and walk their children to school. Neighbors in the community also span generations. “We have everything from parents with kindergarteners all the way up to seniors and retired people,” says Tom King, president of the Sycamore Knolls Neighborhood Association. “The grade school is close, and the university is not terribly far away … there are quite a few people connected to the university one way or the other.”

Split-levels, ramblers and Cape Cods along mostly quiet streets
This entirely residential neighborhood has about 250 houses, with the earliest ones built in the 1960s. Split-levels, ranch-style houses and Cape Cods are among the common styles. Although there aren't any sidewalks, traffic is usually light enough for neighbors to go on walks safely. Seven streets here also end in cul-de-sacs, which help control cut-through traffic. “The streets are not supposed to be thoroughfares that go through to other neighborhoods, but every once in a while, we have cars that cut through,” King says. “It’s not a sleepy neighborhood, but it’s not wild with traffic either.” Depending on size, homes are priced from $350,000 to under $600,000.

Walks, tennis and basketball at Southeast Park
Sycamore Knolls is home to Southeast Park, which offers a trail for walks, a playground and basketball and tennis courts. The park’s open fields make way for friendly soccer games during the warmer months and sledding in winter. The neighborhood is also close to Cathcart Park in the neighboring community based around the Renwick Village Center. Those looking for gym space and indoor activities only need to go a few blocks west to the Southeast YMCA. The facility neighbors the Winslow Sports Park, which has a trail and a complex with multiple baseball and softball fields and tennis courts.

Residents here can begin their day by going a few blocks south to the Verona Coffee House, where they can also relax around a towering outdoor fireplace. The cafe neighbors the Half Bottle Bistro, which serves anything from charcuterie boards and oysters to French dip sandwiches and pinsas. Sycamore Knolls is also a few blocks south of the College Mall, which anchors a commercial district filled with local staples and chains. Those looking to surprise their friends or family with tasty cookies can put in an order at Crumbl. With its curries and Thai teas, the Bangkok Thai Cuisine is a popular lunch spot and favorite for Southeast Asian food. Many enjoy going to Truffles Fine Cuisine at night to enjoy upscale comfort foods and try out its wine and cocktail selection. The College Mall is home to one of the state’s largest Krogers and the Bloomingfoods Co-op Market.

Access to several highly rated Monroe County schools
Located on the neighborhood's south end, Childs Elementary School received an A rating from Niche. The school is among the many buildings in the area boasting Bloomington’s renowned limestone craftsmanship. Some students here can access more advanced courses as Childs is an International Baccalaureate World School. The school also emphasizes learning about the outdoors, a goal it has achieved through initiatives like a partnership with Indiana University’s biology outreach. Students may then attend Jackson Creek Middle School and Bloomington High School South. Both schools get A grades from Niche.

The neighborhood hosts several small activities during the year. A few times during the summer, a food truck comes out to the community to treat residents with comfort meals. There’s also a July Fourth parade, where many children decorate their bikes and wagons in red and white colors. “And they end up in the park, where everybody eats,” King says.
A few blocks from State Road 45/46 bypass
The Bloomington Transit keeps several bus stops along High Street, while commuters are only a few blocks from South Sare Road. South Sare turns into the Indiana State Road 45/46 bypass, which goes to destinations like the IU Health Bloomington Hospital. The neighborhood is also a few miles from Interstate 69, which goes to Indianapolis about 55 miles north. Travelers flying out of state go to the Indianapolis International Airport, the region’s hub for commercial flights.
