Blue Hills, a place to pursue the American dream
Blue Hills offers homebuyers a diverse slate of single-family houses built primarily between the turn of the 20th century and the 1950s. Residents enjoy casual strolls down sidewalks that lead to local stores and authentic Caribbean restaurants. "Blue Hills is a place where people go to pursue the American dream," says Realtor Claude Cousins, Sr., who sells houses in the neighborhood with Berkshire Hathaway HomeServices. "A lot of recent immigrants live there." Cousins has worked as a realtor in Hartford for 23 years and lived in Blue Hills for a year when he first came to the United States in 1990. The University of Hartford's 350-acre main campus is located on the west side of Blue Hills. The private university serves about 5,700 students, and their presence instills the neighborhood with a youthful energy.
Early 20th century and mid-century houses
"Home prices in Blue Hills have changed in line with the typical growth rate in America," Cousins says. "But some properties have doubled in price in the last few years. There might be a few buyers who can't get into the market because of the higher prices, but the owners there have seen their net worths increase. It has helped the immigrant population build generational wealth." Homebuyers can purchase a 1950s ranch-style house for between $160,000 and $220,000. Assessors value 1920s Colonial Revival-style houses at between $250,000 and $300,000. The neighborhood's 1920s four-square homes sell for between $200,000 and $280,000. Farmhouse-style houses and saltboxes built in the 1910s are valued between $210,000 and $270,000. There are also several 1930s brick homes with Tudor features that sell for around $290,000.
Some of the larger homes on Blue Hills Avenue have been renovated into apartments or offices, but others remain as stately single family homes.

Although the city of Hartford, CT overall does not have the best reputation, I've had nothing but pleasant experiences in my neighborhood & the surrounding areas I've ventured into.

Compared to other parts in Hartford, the area that I live in is actually safe. There has only been one crime that has occurred...which took place last year but other than that, it is a pretty safe area

Most of the stores in this area are family owned and services are great. Due to the diverse population, it is very easy to find what you need and what you didn't know you needed. You can get anything you need within walking distance, but there are also stores that have larger selections that are only a few minutes drive.
