Bluffdale offers residential living, recreation and commercial growth

Bluffdale is a city at the southern edge of Salt Lake County with views of the Wasatch and Oquirrh Mountains. Residents are surrounded by parks and hiking trails, as well as commuting routes to downtown Salt Lake City or Provo. You usually have to drive out of the city to shop or dine out, but The Point is a growing development adding more options to Bluffdale’s commercial scene. Bluffdale offers a place to call home near all kinds of outdoor activities, with more amenities on the horizon.

Bluffdale offers townhouses, custom homes and rental options

Compared to nearby areas like Riverton and Herriman, Bluffdale has larger lots and homes are more spread out in subdivisions. Most subdivisions are managed by HOAs, and the fees can range from around $10 to $250 to maintain family-friendly amenities like playgrounds. “People are coming in from all over, from Florida, Seattle and parts of California, to escape high taxes and regulation,” says Marty Gale, principal broker of Utah Realty's Gale Team with over 40 years of experience. “Most of the people that we help relocate here are community-oriented. They want a place to raise a family and feel safe.” There are New Traditional townhouses in neighborhoods like Day Ranch and detached homes in Independence at the Point that have sold in the upper $400,000s to the upper $800,000s, but you can find rental options, too. Custom homes with mountain views are the most expensive, ranging from $1.75 million to $2.65 million.

Bluffdale is set to grow with The Point

Bluffdale has some infill lots that could be developed, but most of the growth is happening in The Point. “The biggest thing right now is the development at The Point,” says Rodney Moser, Realtor, managing broker and owner of the Moser Group with NextHome Navigator. The Point is a multiuse development area near Independence at the Point that is set to feature commercial districts, parks, homes and transit options. “It used to be the site of the old state prison,” Moser says. “It’s pretty amazing. It’s mixed-use [with] a lot of walkability, and it’s between Salt Lake City and Provo, two of the biggest metro areas. That’s a huge plus.”

Jordan School District gives residents options

Bluffdale is part of the highly rated Jordan School District, so kids are zoned for schools like Riverton High School, which has concurrent enrollment classes through Salt Lake Community College. The district offers school choice open enrollment, so families can apply for a permit to schools outside their assigned attendance zone.

How to commute around Bluffdale

Most subdivisions have sidewalk-lined streets, but you need to drive to commute out of the area. Anyone heading to downtown Salt Lake City can hop onto Interstate 15 for a roughly 22-mile drive. You can use Bangerter Highway instead for a similar drive. Some people prefer to leave their cars at the South Jordan train station before taking the FrontRunner up to downtown or all the way down to Provo. Kennecott Copper Mine, a major employer in the area, is about 16 miles from the city, but some people might work at the National Guard’s Camp Williams or the Utah Data Center in the southern end of the city.

Bluffdale's hiking trails and parks make it easy to get outside

One thing Bluffdale is known for is its outdoor recreation. “There are all sorts of parks and trails for biking and jogging along the Jordan River, which runs right into [the Great] Salt Lake,” Gale says. You don’t have to go far for outdoor activity, because the city has spots like:

  • Wardle Fields Regional Park, with its splash pad and fire tower-themed slide
  • Bluffdale City Park, which has a walking trail and multipurpose fields
  • Vintage Park, where people go to use athletic courts, the splash pad and the playground
If you want to hike or bike along the Jordan River Parkway Trail, you can park your car at the Spring View Farms Trailhead before hitting the trail. There are more places to explore just outside the city, like Thanksgiving Point, where you can buy tickets to see animals at Curiosity Farms, explore one of the three science museums or walk through the 50-acre Ashton Gardens.

Family events are almost always around the corner

The city organizes a long list of events for residents to enjoy. There are seasonal events like the Halloween Trunk-or-Treat and the Lions Club Easter Egg Hunt, but the multiday Bluffdale Old West Days every summer draws the biggest crowd. During this 10-day event, there are food trucks, vendors, live performances, a pickleball tournament, a car show and more. The final day kicks off with a parade and ends with a festival.

Some shopping and dining options near home, with more nearby

Shopping in Bluffdale is mostly limited to getting groceries at Smith’s or treats at The Nut Garden, but you can take a short drive to Riverton for more options, like Walmart and Michaels in the Mountain View Village center. Salty Jewelry in Bluffdale offers jewelry workshops to create your own custom pieces, but there are also premade items for sale. For now, Bluffdale’s restaurants are mostly along Redwood Road, like Beans & Brews Coffee House and Costa Vida Fresh Mexican Grill. Nearby Redemption Bar & Grill is a destination where people go to watch football on the big screens, order brunch or swing by for events like karaoke night.
