While traditional Lowcountry architecture lays the groundwork for most homes in the neighborhood, each home is different. “Everything here is custom-built,” Skrip says. “There’s nothing cookie-cutter about this neighborhood. You might see one house with classic double porches, which is very traditional to the area, but another may have Spanish influences.” Homes often feature at least 2,500 square feet and four bedrooms, but many have over 6,000 square feet with six bedrooms. A few mansions on the water feature deep-water docks and private boatlifts. A 6,000-square-foot mansion on the water can cost between $3 and $7 million, while 2,500 to 5,000-square-foot homes along the golf course can cost between $1 and $3 million.

Golfing with scenic marsh vistas
At sunset, deep oranges and yellows drape the community's renowned Jack Nicklaus and Pete Dye-designed golf courses. The golf courses, one designed by Nicklaus and the other designed by Dye, offer panoramic views of the Colleton River and flanking marshes. “The golf courses are absolutely gorgeous,” Skrip says. “My husband has played the course that overlooks the marsh and said it was really nice.” The Pete Dye course has hosted tournaments like the US Amateur Qualifier and the US Open Qualifier. Practice Park offers a few facilities for beginners to brush up on their skills. Here, the Nicklaus Practice Facility features four practice greens, and the Bruce Borland six-hole course is perfect for newbies and families. The newly renovated Sports and Wellness Complex features workout equipment, fitness classes and access to personal trainers and licensed massage therapists. The Complex also has a Junior Olympic pool, where locals swim recreationally or join an aquatic fitness class. Eight pickleball courts were added to accommodate the sport’s growing interest. And locals are always on the water. The Dock at Colleton River is home to small gatherings like pop-up happy hours or wine tastings. Kayakers and anglers also use the dock as a jumping-off point to explore the Colleton River and catch anything from trout to tarpon. The Colleton River Club operates all facilities in the neighborhood.

The Colleton River Club features two clubhouses, each with a restaurant. The Sandbar at the Dye Clubhouse features all-day dining and a rooftop lounge with striking views. “This club has an expansive view of the marsh, and it looks all the way down the fairway,” Skrip says. “That view is incredible; it’s one of the best in the whole area.” The Nicklaus Clubhouse features casual pub fare and a private wine room. The Halfway Café offers early morning snacks, and the Palms Café is a popular lunch spot in the Sports and Wellness Complex. “Another great thing about this area is that you can go across the road and up a couple of miles, and you’re in downtown Bluffton,” Skrip says. About 6 miles away, downtown Bluffton features several restaurants plus big box stores like Sam’s Club and Walmart Supercenter.

The Beaufort County School District earns an overall A-minus on Niche and serves nearly 22,000 students. Red Cedar Elementary School scores an overall A-minus on Niche, and Bluffton Middle School has a B-plus. Niche ranks Bluffton High School as the best public high school in Beaufort County, giving the school an A-minus. The high school features an Acceleration Academy, which allows students to earn college credit and career-related certifications. The Savannah Hilton Head International Airport is about 38 miles away, and the Hilton Head Island Airport, which serves three airlines, is about 12 miles away.
