Hampton Lake
Neighborhood in Bluffton, South Carolina
Beaufort County 29910
There's a fitness center with a full spa
Hampton Lake is defined by its recreation. “They have a fitness center that’s out of this world,” Skrip says. It has anything from free weights and treadmills to multiple saunas and a full-time spa. Around Fitness Central, she says, “They have a zero-entry pool, so you can just walk right in. It even has a lazy river.” There are tennis and pickleball courts and a little manufactured beach between the pool and the lake. Residents can rent or dock their own pontoon boats next door at the community marina. Crystal Lake is the neighborhood’s newest addition on the other side of the neighborhood. The swimming lake feels like a beach with a white sand shoreline and clear turquoise waters.Modern homes with a classic, Lowcountry feel
Most of the homes offer waterside views in Hampton Lake. Residential streets curve around the water’s edge and branch into mini peninsulas ending in cul-de-sacs. Throughout the community, DeAngelis says, “It’s a lot of newer homes with a Lowcountry kind of feel.” Most of the houses model new traditional styles with contemporary craftsman and cape cod details. Some places have façade gable roofs and colorful shingle siding; others have dormer windows and full front porches. Some two-story stucco townhomes sit next to the central amenity center. At the same time, smaller villas are found near the neighborhood’s northeast corner. As of 2024, the annual POA fees for Hampton Lake are about $4,600. Along with a $2750 initiation fee, most homes throughout Hampton Lake cost between $850,000 and $1 million, but the two-bedroom villas can go for $650,000.May River High School's media center has a cafe
River Ridge Academy offers one of the only kindergarten through eighth grade programs in the Beaufort County School District. It gets a B-plus on Niche. May River High School receives an A-minus. A new two-story campus replaced the old May River building in 2016. It has a modern media center with a student coffee shop.Bluffton Parkway connects to nearby highways
Bluffton Parkway runs on the neighborhood’s north edge, feeding into Buckwalter Parkway to the east and Okatee Highway to the west. Buckwalter Parkway connects to May River Road. This route takes residents to Historic Bluffton, which is about 7 miles, and Hilton Head Island, which is about 15 miles. Downtown Beaufort is only 25 miles away via Okatee Highway. Okatee leads south to Interstate 95, which links to the Savannah/Hilton Head International Airport.Attend happy hours at the on-site tiki bar
Hampton Lake has a poolside tiki bar that hosts happy hours and a private restaurant with a lakeside patio. Outside the gates, DeAngelis says, “There’s a lot going on at Buckwalter Place.” The brand-new town center began with just a Publix, but “now it’s like this little mecca, and it’s still growing,” Skrip says. It also features a massive Kroger Marketplace, a new brewery and a couple of local restaurants. One of Hilton Head Island’s staple spots, Frankie Bones, opened a second location next to The Chicken Salad Chick. There’s beer, bar food and bowling at Station 300, and putt-putt across the street. St. Joseph/Candler Hospital also just finished building a satellite campus in the middle of Buckwalter Place.
