An "all-inclusive" gated community just outside Downtown Bluffton
A central clubhouse welcomes residents as they pull into Lawton Station. Just past the main gate, the amenity center’s family pool and indoor gym sit within walking distance of all the New Traditional single-family homes. Unlike many other gated communities in Beaufort County, Lawton Station doesn’t require a separate club membership fee for its shared facilities, allowing residents to be as active or inactive as they please. This “all-inclusive” factor is one of the neighborhood’s greatest appeals, according to Steven Stempel. A former neighborhood resident and local Realtor with Daniel Ravenel Sotheby’s International Realty, Stempel, says, “Folks looking for lower POA dues but still want the benefits of living in a gated community look here. It’s got that more laid-back, family-friendly atmosphere.” Plus, “It’s in a super centralized location,” he adds. “In thirty minutes, you can be at the beaches on Hilton Head, visit Historic Savannah or get to Downtown Beaufort.”
Lawton Station is a active community, despite not having any sidewalks.

Lot sizes determine home prices in Lawton Station
Station Parkway is the neighborhood's main route, linking its three residential sections. "The only real difference between them is that they all have different lot sizes," Stempel says. "Avondale has the smallest, at about a quarter acre; Bellmead's are about a third [of an acre] and in Cambridge, you can get up to half an acre." While yard sizes vary, there is a relatively small, curated mix of housing styles, all built within this century. An appointed architectural review board ensures the neighborhood maintains its uniform look. At the bottom of the market are new traditional homes with colonial and Craftsman elements. At the higher end are larger homes with Tudor elements and modern farmhouse facades. Light blue, seafoam green or neutral-colored hardy plank siding blends naturally with the well-groomed lawns and occasional backyard lagoons. Home prices usually range between $500,000 and $850,000, depending on lot size.
Large two story brick homes are also available in Lawton Station.
Many of the homes in Lawton Station have colonial or Craftsman elements.

Workout in the quiet indoor fitness center
The clubhouse’s indoor fitness center provides a quiet, uncrowded spot to get some exercise after a long day at work. Outside, the multifunctional pool has two lap lanes and plenty of space for leisurely swim during the summer. Kids walk across the street to race down the slides and take turns jumping off the swings at the community playground. There are bocce ball courts and a volleyball net, too. While little ones play, parents can watch from the paved walking paths around the lagoon.

Buy groceries at May River Crossing
Groceries, local restaurants and familiar chains are only 2 miles from Lawton Station. Residents can find the local Publix Supermarket down the street at May River Crossing. Before heading back, shoppers can drop in The Ice Cream Stop and order a sundae with Dole Whip and a cherry on top. One of Hilton Head Island's most beloved local spots, Frankie Bones Restaurant, opened another location a couple miles north of Lawton Station at Buckwalter Place.
The closest Publix to Lawton Station is only 2 miles away.

May River High offers the Cambridge International program
Lawton Station is just down the road from some of the best schools in Beaufort County. Pritchardville Elementary earns a B-plus on Niche. H.E. McCracken Middle and May River High both score an A-minus. Two gates secure Lawton Station
Two gated entrances secure Lawton Station. The main gate leads to Okatie Highway, which connects about 25 miles north to Downtown Beaufort. Residents can follow this road south to Highway 46 and hop on Interstate 95 to arrive at the Savannah/Hilton Head International Airport in under 30 miles. The other gate links to Bluffton Parkway. From here, Historic Bluffton is only 10 miles east, and Hilton Head Island awaits another 5 miles down the road.
