Downtown and ocean convenience in East Boca

Just north of downtown, Boca Raton Hills offers proximity to ocean beaches and many of Boca’s best amenities. Various housing options spread across its subdivisions, each with easy access to the east side of Boca. “You’re just close to everything,” says Renata LaRocque, a real estate agent with Coldwell Banker Homes. “Some people are walking distance to Mizner Park, which is the downtown area for Boca Raton.” The area is also minutes from Florida Atlantic University and all of Boca's sandy shores.

Historic subdivisions and an array of housing choices

Boca Raton Hills consists of a handful of subdivisions. Founded in 1925 on the south side of the neighborhood, historic Spanish Village offers luxury estates and spacious ranch homes are usually priced between $950,000 and $1.3 million, while estates can range between $3 million and 6 million, mostly depending on when the property was built and square footage. “There’s a lot of homes in the Spanish Village that are being torn down, and in turn they’re putting up multimillion homes,” LaRocque says. However, home prices come in a bit lower in other subdivisions, such as Windwood, where homes are priced between $425,000 and $450,000. Some neighborhoods have rental properties, which are popular with FAU students.

Snorkeling with fish at Red Reef Park

One of the biggest appeals to living in Boca Raton Hills is being less than two miles from beaches and parks along the oceanfront. Spanish River Park has a playground area for children, as well as long stretches of sandy shorelines for a nice tan. Further south, Red Reef Park is popular for its snorkeling area where visitors can walk along a jetty that leads to over a dozen artificial reefs filled with an array of fish. Residents can also take their pick of the parks along Lake Wyman or Lake Boca Raton, including James Rutherford Park or Lake Wyman Park.

Boca Raton Community High School is known for academic excellence

J.C. Mitchell Elementary School, which has a B-plus rating on Niche, offers an after-school program that includes help with homework and enrichment programs. After J.C. Mitchell, kids will likely attend A-minus-rated Boca Raton Middle School. Boca Raton Community High School is one of the highest rated schools in the county, boasting an A-plus Niche grade. The high school has received an A grade from the Florida Department of Education for 16 years straight, the only school in the state to do so. The area is also home to several highly rated private schools. The neighborhood is also less than a mile from Florida Atlantic University, which has over 30,000 students and offers over 170 degree programs.

The Boca Raton Museum Art Festival at Mizner Park

Downtown Boca hosts many city events throughout the year. In February, the Boca Raton Museum Art Festival showcases the city's vibrant art scene. Touring musicians and cover bands often perform at Mizner Park. Sanborn Square, also in the downtown area, hosts a monthly night market filled with local vendors and live music.

Interstate 95 allows easy travel around South Florida

On the southern end of Boca Raton Hills, Glades Road leads to Interstate 95, which heads to West Palm Beach, 26 miles away, or Fort Lauderdale, 23 miles away. Commuters are also close to the Boca Raton Brightline station, a high-speed rail system that travels as far north as Orlando and down to Miami. Fort Lauderdale-Hollywood International Airport is the closest major airport, as the nearby Boca Raton Airport only flies recreation or corporate flights. Baptist Health Boca Raton Regional Hospital is less than a mile for many residents. Though many people in the area drive to get around, the Palm Tran bus has several stops along 20th Street.

Mizner Park is Boca's hub for shopping and dining

Much of the area’s shopping centers and restaurants are along Route 1. The major thoroughfare has everything from Publix to chain restaurants and local businesses. A few miles south of Boca Raton Hills, Downtown Boca Raton is lined with restaurants and shopping centers. Max’s Grille, a longtime local favorite, is located in the Mizner Park shopping center, which features a number of upscale shops and restaurants.

GreatSchools: The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students.
