Set against the backdrop of the South Mountains, Boiling Springs offers a historic, provincial charm in a sparsely populated area . “It’s a cute, quaint little town,” says Ella Lesh, Realtor at Howard Hanna Real Estate. Born and raised in Boiling Springs, she returned to her hometown to raise her own family there after being away for five years. “There’s a lot of outdoor appeal, and there’s a good sense of community here,” says Lesh. Formerly a 19th-century resort village based around the spring-fed Children's Lake, today Boiling Springs is known for being a tight-knit yet welcoming outdoorsy community. Offering residents a bucolic setting, Boiling Springs is also only a brief commute away from many commercial, industrial and distribution centers – it’s only 5 miles from Carlisle and 8 miles from Mechanicsburg.

Living in the past – sometimes literally
The heart of Boiling Springs holds true to its past, with historic stone masonry found alongside detached Victorian and Federal-style homes, some dating back to the Civil War era. Many sit on small lots, some under a quarter acre, and were originally built as part of a town square. “One of the homes by the lake used to be the bank of Boiling Springs,” says Lesh. “People live there now and there’s a plaque pointing out its history.” The town’s architecture, much like the inner rings of a tree, marks this community’s growth. With mid-century bungalows and ranch-style homes representing the next era, later developments are notable for blending planned developments of neo-traditional homes with farmhouse flourishes. The earlier brick homes often sell for between $175,000 and $300,000, while further out, the most modern builds fetch from $450,000 to $600,000.

Small-town favorites in a picturesque setting
Open from early morning to late night, Caffe 101 serves brunch classics like stuffed French toast to filling entrees like their Mexican Bistec Encebollado. “It’s a unique place,” says Lesh. “You can sit outside on the patio by the lake and eat, or have a coffee in the warmer months.” Down the road in Allenberry Resort, the Barn Restaurant offers elevated new American cuisine like cornmeal-crusted trout and braised short ribs that can be savored alongside fine wines and signature cocktails in a rustic dining room. The Village Artisans Gallery, located in a renovated brick church from 1875, is home to local artists across all mediums. At the top of town, Karns Foods provides a wide selection of staples for weekly grocery trips and in nearby Carlisle, big-box stores are clustered in shopping centers for one-stop trips.

Drinking from the fountain of knowledge
South Middleton School District students follow a linear path through the schools, starting at W.G. Rice Elementary School for kindergarten through second grade, then moving to Iron Forge Elementary School for third through fifth grade. These schools earn an A-minus and a B-plus from Niche, respectively. Yellow Breeches Middle School is home to grades six through eight and gets a B from Niche. Right next door, Boiling Springs High School also earns a B from Niche – and is home of the Bubblers athletic teams, which Lesh points out got their name from the local natural spring named The Bubble. Boiling Springs High is also known for its strong athletics program, with the football team a regular playoff contender and the field hockey team recently winning the 2022 PIAA District III 1A championship.

Fly fishing in the Spring Meadows
Families and youth athletic teams gather west of Boiling Springs to compete at Spring Meadows Park. The park is well-used, thanks to the dog-friendly 1.5-mile trail, exercise stations and 9-hole disc golf course. On the other side of town, the Boiling Springs Pool is the perfect place to cool off in the summer months, with multiple pool depths and water slides. Nearby Fisherman’s Trail guides anglers out to Yellow Breeches Creek – “The Yellow Breeches is one of the top places in the region for fly fishing, there are fishing derby events at the lake, fly fishing classes, the area is well known for it,” says Lesh.

We all float on, alright
The lake is a center for holiday events, Lesh says. “In the winter, they put a Christmas tree on a floating dock in the middle of the lake, and luminaries float around it.” Foundry Day is a summertime arts and crafts festival held the first Saturday of June that features vendors, live music, food and a juried art show. The name is a nod to the Iron Furnace, a historic remainder of the Carlisle Iron Works that drove the early growth of Boiling Springs – the site can be visited at the bottom end of town. Boiling Springs also takes part in the Carlisle Summerfair, hosting the annual Anything Floats Races on Children’s Lake, where teams endeavor to demonstrate that anything can float, paddling home-built vessels from one end of the lake to the other.

Car-dependent living in rural Pennsylvania
Living in Boiling Springs means being dependent on your car – there is no public transport and it’s not laid out for bicycling or walking, other than for recreation. Getting a flight requires heading to Harrisburg International Airport, a 27-mile drive that can take 30 to 40 minutes; and emergency care at UPMC Carlisle, the closest hospital, is 7 miles away, generally a 15-minute drive.

Intrepid trekkers on the great Appalachian Trail pass through Boiling Springs as they make their way along the 2,200-mile route. Boiling Springs is one of 23 designated Appalachian Trail Communities and is home to the Mid-Atlantic Regional Office of the Appalachian Trail Conservancy, which covers from New York to the Shenandoah Valley. During the peak season, residents get used to seeing hundreds of hikers coming through every week and enjoy actively helping them out. “People in town host events to feed the hikers that come through, who are making the whole journey.” The Boiling Springs Post Office is another focus of activity for hikers, where they often send and receive packages of supplies at the trail’s midpoint.
