A-rated schools and lush parks gather among the Blue Ridge Mountain foothills in Boiling Springs, where residents are drawn in by the continued growth. “The growth has definitely been a big factor in the community. We have so many more housing developments, townhomes and apartments that have come to the area and it’s bringing in more people,” says Denise Birchfield, a receptionist at Boiling Springs Elementary School who has lived in the area for 36 years. The neighborhood is named after a once-famous spring that has gradually diminished over the years.

A rated schools
The local elementary, middle and high schools don the town’s name and encourage students to participate in a robust list of extracurricular activities. At Boiling Springs Elementary School, fourth and fifth graders can take part in the archery club, and the top performers can compete nationally. The fun continues as students move on to Boiling Springs Middle School and Boiling Springs High School, which features an eclectic mix of clubs, including the Palmetto Painters, Zumba and CrossFit. All three schools received an A-minus rating from Niche. “We have some of the best-rated schools in the state,” Birchman says. “Everybody wants to get into this district.” The nearby University of South Carolina Upstate campus has been rated a #2 top public university in the state and offers over 90 student organizations and a 13-to-1 student-to-faculty ratio.

Disc golf and walking trails
Even though the neighborhood’s namesake springs are no longer active, there is still plenty to see and do outdoors in Boiling Springs. Va-Du-Mar McMillan Park is referred to by locals as simply McMillan. The park’s unique name is a combination of the names of its benefactors who donated land to form what is now a collection of sports fields, walking trails and an 18-hole disc golf course. The park commonly hosts multiple youth sports leagues and tournaments over the course of the year. A smaller option at the center of the neighborhood is Boiling Springs Community Park, which stretches for 8 acres and includes a playground and walking trail right next to the fire station. Another popular destination a short drive north of the neighborhood is Lake Bowen, which offers a variety of additional outdoor activities.

Small subdivision options and sizeable estates
Home types in Boiling Springs include single family options that vary from $150,000 smaller homes in subdivisions to larger estates on multi-acre lots for as high as $800,000. Townhouses and condos will go for anything between $180,000 and $335,000. Lot sizes will change depending on location. “If it’s a newer subdivision, lots are going to be smaller,” says Donna Morrow, a Realtor with Coldwell Banker Caine Spartanburg who has 38 years of experience. “Areas outward from Highway 9 will be about a half-acre or more.” Some homes date as far back as the 1950s with plenty of newer builds as recent as 2024. Home sizes typically fall between 850 and upward of 3,500 square feet.

Popular chain and local options
Most neighborhood dining options gather around Highway 9, and while chain eateries are the norm, there are plenty of more local options like Manny’s, a casual, family-owned spot that has been serving authentic Italian dishes and house-made pizzas for over 15 years. Residents can also spend the afternoon listening to live music at the New Groove Artisan Brewery, which also hosts trivia and board game nights. The taproom offers a range of ales, lagers and ciders alongside smoked chicken wings and smokehouse burgers. The brewery is next door to the Boiling Springs Shopping Center, a strip mall anchored by a Walmart for everyday essentials. Outside the shopping center’s entrance sits several chain restaurants and fast-food options, including Applebee’s, Chick-fil-A and Wendy’s. ALDI is just across the street, offering an alternative for groceries.

Highway 9 or Interstate 85
The town also sits less than 8 miles, about 15 minutes, north of downtown Spartanburg, which has a thriving arts, nightlife and dining scene. Highway 9 and Interstate 85 help make an easy commute. And Downtown Charlotte is located an hour east.
