Quiet & convenience in Indian Chase Meadows

Immediately west of Clow International Airport, the winding residential streets of Indian Chase Meadows are mostly quiet—Except for occasional flight noise. Located in the second-most populated suburb of Chicago, the quiet isn’t always expected. But with a CAP Index crime score of 2, compared to the national average of 4, residents find solace in the neighborhood’s relaxed atmosphere. “I love that we celebrate diversity here,” says Jake McVey, a lifetime local and Realtor with Coldwell Banker Commercial. “And I couldn’t go without acknowledging the amount of parks we have. There’s really something for everybody.” Between highly rated schools, competitive home prices and manageable commute times, the main draw to Indian Chase Meadows is convenience.

New traditional homes with competitive prices

Constructed between the 1990s and early 2000s, the new traditional homes of Indian Chase Meadows feature Colonial architecture. Their brick and vinyl exteriors pair with attached garages and paved driveways, typically priced between $280,000 and $575,000. According to data from Homes.com, estimated home values in 2024 reach beyond $600,000, above average for the Chicago Metropolitan Area. “The price point is attractive to many buyers,” says Austin Weiss, a local Realtor with Keller Williams Realty Infinity. “For the same price as a townhouse in Naperville, here you’d get a four-bedroom house with a basement and backyard.” Out front, tidy sidewalks and road verges outline spacious lawns. Townhome developments along Lily Cache Lane and Boughton Road offer the same atmosphere, with units averaging around $330,000.

Valley View Community Unit School District 365U

Students in Indian Chase Meadows attend Valley View Community Unit School District 365U. Pioneer Elementary School sits within a mile of most homes. Families closer to Indian Chase Meadows Park may even walk their little ones to class. Students continue on to Brooks Middle School before starting at Bolingbrook High School. Nicknamed “The Brook,” Bolingbrook High offers 31 Advanced Placement courses alongside dual credit opportunities through Joliet Junior College, the College of DuPage and the University of St. Francis. Additionally, students can choose between 28 athletic leagues, six of which are coed. All three schools earn a B-plus on Niche.

Chicago commuters can easily reach Interstate 55

Residents of Indian Chase Meadows are primarily car-dependent. Though traffic congests at times along Boughton Road, commute times remain relatively short. Bolingbrook’s largest employers, Ulta Beauty and WeatherTech, have headquarters along Interstate 55. This industrial sector is just 2 miles south of the neighborhood. Another prominent employer, UChicago Medicine AdventHealth, serves as the nearest emergency room, 3 miles southeast. Convenient access to I-55 means Chicago commuters can easily avoid the legendary traffic of I-290. Those opting to drive into the Windy City can expect a 33-mile trip. Metra riders will find that the nearest stations are equidistant: Naperville station to the north and Romeoville to the south. Both trains offer an hour-long ride to Chicago Union Station. Clow International Airport may sit next door, but it’s a general aviation facility mainly used for charter aircraft. Out-of-state travelers typically fly out of Chicago Midway International Airport, 25 miles east.

Weber Road is a hub for quick errands & bites

Weber Road stretches east of Indian Chase Meadows, one of Bolingbrook’s major shopping and dining hubs. Country Aire Shopping Center offers Home Depot, Office Max, Lowe’s and Meijer by the airport. Farther north, Maple Park Place has an Aldi, Best Buy and Burlington. At the intersection of Weber and Boughton Road, residents will find additional retailers and grocers like Target, Jewel-Osco and Marshalls. Fast-casual stops, like CosMc’s, fill in the gaps. This rare McDonald’s spin-off restaurant is themed after the 1980s McDonaldland character “CosMc.” Though West Bolingbrook’s amenities are closer to home, many residents opt to shop at The Promenade, 6 miles west. This outdoor plaza attracts patrons throughout the west suburbs, providing various name-brand retailers, including Macy’s and Ulta. Back home, Clow International Airport is home to Charlie’s Restaurant, a classic American brunch spot with large-scale windows showcasing the planes outside.

Indian Chase Meadows Park provides family-friendly amenities

Indian Chase Meadows Park is just north of Pioneer Elementary School. It provides ball fields, tennis and basketball courts, as well as a playground and picnic shelter overlooking one of the neighborhood’s water features. Farther south, Lily Cache Greenway Park surrounds its titular creek. Guests can fish along the river or check out the park’s ball fields and playground. The Lily Cache Greenway Trail is 10 feet wide, paved and popular among rollerbladers and cyclists. “A lot of biking trails in the area connect to different parks,” McVey says. “We also have two cricket fields at Indian Boundary Park, but one is more popular because it has lights for evening games.” Just north of Boughton Road, Indian Boundary Park’s fields cover everything from pickleball to softball, soccer and, of course, cricket.

Village Hall celebrates Bolingbrook’s diversity

Each summer, The Promenade hosts a series of concerts and markets. Guests at the plaza shop local artisans and catch live performances each Thursday night from June to August. The series concludes with The Taste of Bolingbrook, when dozens of the village’s popular eateries gather to honor the community’s local flavor. “There’s a mural at Village Hall that celebrates the diversity in town,” McVey says. “It says ‘Welcome’ in many different languages. The arts council painted it. They’re very active, always doing different shows and theater programs. But even I can’t keep up with all the events in Bolingbrook—My calendar is filled!” Village Hall famously hosts cultural events like the International Festival of Bolingbrook and Piyesta Pinoy, which celebrate the village’s Filipino community. Closer to home, the Illinois Aviation Museum hosts tours throughout the year, even offering youth flying lessons through the local EAA chapter.
