Bolton is an exclusive destination nestled among the foothills of the Adirondack Mountains in upstate New York. The town, which is bordered by Lake George near the Vermont border, was developed in the late 1800s and early 1900s as a tourist destination for the wealthy. The historic Sagamore Resort on an island in the Lake George Narrows is an opulent reminder of the community’s not-so-humble beginnings. Roughly 2,000 full-time residents and the tourists that swell the population each year enjoy a country escape with access to restaurants, boutique shops and parks, all conveniently concentrated in Bolton Landing, the town’s lakefront hamlet. “I moved up from the city after I retired and came here for a better life,” says Richard Waller of Davies-Davies & Associates Real Estate, LLC. “It was a great decision. It’s just a quiet, peaceful place.”

Natural settings attract homebuyers to the area
Settling down among the region’s natural beauty is a major attraction for homebuyers. Homes in the more rural portion of the town offer space and seclusion amid the wooded settings of the Adirondacks. “A lot of people like it because you’re in the country with a lot of trees,” Waller says. The Colonial Revival style is prominent throughout the community, and the architectural style stands out among the collection of homes concentrated along quiet neighborhood streets in Bolton Landing. In addition, A-frame homes are common, ranch-style designs can be found, and many offerings feature rustic designs. The town’s most expensive homes offer appealing views and direct waterfront access on each side of Lake George. Modern-style mountain homes and contemporary townhouses in a planned subdivision are among the new housing options. Away from the lake, homes prices typically range from around $260,000 to $1 million-plus. Waterfront homes start around $850,000, but most sell in the multimillion-dollar range. The pandemic caused adjustments in the market that remain today. “Once COVID hit, inventory went down and prices went way up,” Waller says. The town’s CAP Index Crime Score of 1-out-of-10 signifies an area with the lowest possible crime rate. Residents can expect warm, humid summers and cold, snowy winters.

Lake George is the town's featured attraction
The town is a haven for outdoors enthusiasts. “The main draw is the lake and how peaceful it is,” Waller says. The town’s shoreline is home to multiple marinas and a boat club. Rogers Park and Veterans Memorial Park offer lakefront beaches and other amenities that include athletic courts, a pier and a kayak launch. The lake is also popular among anglers seeking bass, perch, trout and salmon. Amy’s Park is a featured destination for hikers and nature lovers, who can take advantage of the town’s rugged terrain. Adirondack Extreme Adventure Course is a local family-friendly destination that features treetop ziplining. Sagamore Golf Course is an inland, 18-hole layout that was originally built under the personal supervision of famed course architect Donald Ross in 1928. The challenging course, which is open to the public, consists of holes that are nestled among the towering tree line.

Bolton Landing is a convenient destination for shopping and dining
Bolton Landing is the town’s commercial hub. Boutique shops mingle with drinking and dining establishments along a quaint stretch of Lake Shore Drive, which also includes Top’s supermarket, the bank, hardware store, police department and volunteer fire department. Bolton Landing also features waterfront restaurants, highlighted by island dining at Sagamore Resort.

Single community school serves students through 12th grade
The town has its own school, which, like most amenities, is in Bolton Landing. Bolton Central School serves students in pre-kindergarten through 12th grade in a single building, which provides a community feel. It earns a C from Niche. Field trips allow students to take advantage of the natural landscape. Athletics, the arts and career and technical education are highlights of the school’s extracurricular activities.

Nearby I-87 provides convenient travel to Glens Falls, Albany
Despite their relative seclusion, residents have convenient access to Interstate 87. The highway runs along much of the town’s western border, and Lake Shore Drive, which runs along the east side, connects directly to it south of town. Glens Falls is about a 20-mile drive via I-87. There’s a medical center in town, but the closest hospital is in Glens Falls. Wallers say a popular destination for residents and tourists alike is Saratoga Race Course, which is about a 35-mile drive down the interstate. Albany International, about 65 miles away via I-87, is the closest commercial airport. Close to home, residents can take the trolley to local destinations during the summer.
