Lack of HOAs results in a diverse mix of architectural styles
Single-family homes in a variety of sizes and styles can be found along quiet streets dotted by palms and other native trees. Options range from midcentury ranch-style homes to larger Spanish Mediterranean and Coastal homes to recently built modern-style homes. The architectural diversity is no accident. “It’s not gated, and there are no deed restrictions,” Tsiskakis says. “Developers like it for that reason, too. They can design what they want to build.” In addition to the river, the neighborhood also features several canals, so waterfront amenities such as private docks are spread throughout. Prices typically range from the high $500,000s to $1 million-plus for inland homes, and from $1.3 million to nearly $3 million for waterfront offerings. Homeowners should be aware that coastal living comes with an increased risk of flooding and wind damage during hurricane season. However, a recent storm has led to a residential transformation. “Island Shores was hit pretty hard by Hurricane Ian,” Tsiskakis says. “That sort of accelerated the gentrification of the neighborhood. A lot of the original homes are at a lower elevation. New construction is higher elevation, so you’re seeing a lot of development in the area.”White-sand beaches highlight the nearby recreational options
The Gulf Coast's famous white sand beaches are within biking and walking distance. Bonita Beach Park, the closest coastal attraction, is just over a mile away. The park also features a volleyball court and access to nearby Barefoot Beach. Lined with high-end properties, Barefoot Beach offers a quieter, less-crowded alternative. “Not a lot of people know this,” Tsiskakis says,” but at the end of Barefoot Beach is the state park.” Delnor-Wiggins State Park is a regional attraction that features a popular beachfront among its array of outdoor amenities. The Intracoastal Waterway and the adjacent waters of the Gulf are a haven for boaters and anglers. There are multiple boat clubs on Bonita Beach Road. Bonita Beach Road forms the neighborhood's southern edge and is home to an array of dining options. Popular stops range from The Fish House, which offers fresh seafood in a colorful Old Florida setting, to A Table Apart, an upscale restaurant featuring international cuisine. Nearby dockside destinations are local favorites. “Coconut Jack’s is very popular, a line out the door,” Tsiskakis says. “Doc’s Beach House is a staple. It’s one of the only places on the beach where you can get a beer. It’s also the best place to catch a sunset.” Publix and Bealls anchor the shopping options among a cluster of nearby retail centers at Bonita Beach Road and U.S. Highway 41, also known as Tamiami Trail.Lee County Public Schools offers school choice
Students can attend Lee County Public Schools, a district that earns a B from Niche. Each elementary, middle and high school zone has multiple schools within it. So, under the district’s choice plan, students can attend a school within a zone to which they were not originally assigned. Pinewoods Elementary, rated A-minus, is the top school in the neighborhood’s zone. Bonita Springs Middle Center for the Arts and Bonita Springs High School are relatively close by. Luke Street becomes Vanderbilt Road just outside the neighborhood. The thoroughfare provides backdoor access to Naples without the heavier traffic on Tamiami Trail. Locals can catch the bus on Bonita Beach Road, which connects them to the nearby beach and Interstate 75, about 5 miles away. Southwest Florida International Airport in Fort Myers is about a 20-mile drive via I-75. Closer to home, Lee Health Coconut Point and NCH Naples North Hospital are both 6 miles from the neighborhood.
