Spring Creek Village
Suburban Neighborhood in Bonita Springs, Florida
Lee County 34134
Waterfront homes with backyard docks
Spring Creek Village has two distinct housing sections. No matter where homeowners end up, they will have easy gulf access through private docks or the community-maintained boat ramp. The eastern half is a deed-restricted 55-plus community of pastel-colored manufactured houses. Many properties sit on a canal and grant homeowners the option to own the lot, lowering maintenance fees. Home prices range between $250,000 and $550,000, while empty lots range between $200,000 and $300,000. On the other half of the neighborhood, coastal-contemporary style builds sit under the shade of towering palm trees and feature well-manicured front lawns with screened-in backyard swimming pools. Most of these homes are on the waterfront and have private boat docks. Prices range between $600,000 and $800,000, with larger four-bedroom estates reaching $1 million.Launch a kayak or cast a line in the Gulf of Mexico
With boat storage and a community boat ramp, all residents enjoy unparalleled access to the nearby Gulf of Mexico. "Heading down the creek, you can be in Estero Bay in about 15 minutes," Ventura says. Many days are spent on the water exploring the Estero Bay Aquatic Preserve or casting a line to try and catch a redfish or snook. Kayaking and canoes are other popular ways to traverse the inlets and channels. There are numerous community amenities for recreation on dry land, including tennis courts and a fitness center. There is also a freshwater lake with a catch-and-release fishing pier. While there is no on-site golf, numerous public and private courses are nearby. Saltleaf Golf Preserve is 2.5 miles away and features a championship-level 18-hole golf course designed by four-time major champion Raymond Floyd. And a day on the beach is never far as the lapping shores of Bonita Beach Park are under 10 miles away.Open Choice Enrollment at Lee County Schools
The Lee County Public School District serves the neighborhood and features an open-choice enrollment system. Students can begin their education at Spring Creek Elementary and Bonita Springs Middle Center for the Arts, both of which receive a B rating on Niche. Bonita Springs High School receives a B-minus rating and offers career academies in creative fields, health professions, aerospace science and HVAC services.Year-round events at the Spring Creek Village Recreation Center
The Spring Creek Village Recreation Center has multiple events throughout the year, ranging from golf cart parades and hayrides to card games and yoga classes. Residents are also close to popular celebrations in downtown Bonita Springs. The Bonita Springs National Art Festivals takes place across three weekends in January and features quality artwork from over 200 national and international artists. All proceeds benefit local art initiatives, and visitors can meet, talk and buy directly from the artists. Other popular events include a Bonita Springs Concert Band series and Holiday in the Park.Travel throughout Southwest Florida
The neighborhood lies in a coastal inlet, so residents are about 15 minutes away from the open waters of the Gulf of Mexico. Tamiami Trail is close by and connects to downtown Fort Myers, 25 miles away. Downtown Bonita Springs is 7 miles away. Those traveling farther are 15 miles from Southwest Florida International Airport, which services multiple domestic and international flights. Lee Health Coconut Point and NCH Bonita Springs are both 3 miles away.Coconut Point’s shops and restaurants are close by
Scott Riddle, Team Leader of Southwest Florida RE Group, says that despite its removed location, this neighborhood is still close to vibrant shopping areas. "Most people don't know it's back there, but it's only five minutes from one of the largest malls in all of Southwest Florida," he says. Coconut Point is an outdoor shopping center 2.5 malls away and features over 110 name-brand retailers and restaurants, including Apple, Target and Tommy Bahama. Dining options here range from modern American fare at South Fork Grille to classic Italian Cuisine at DiVieto Ristorante.Hurricane Risks
Southwest Florida is prone to hurricanes and received a direct hit from Hurricane Ian in 2022, the costliest in Florida's history. Spring Creek Village lies in a FEMA-designated Special Flood Hazard Area and was hit particularly hard by the Category 5 storm. However, the recovery effort has been robust, and organizations such as Crisis Cleanup have played a large part in restoring and rebuilding houses. Homeowners are encouraged to review available flood insurance policies and other resources provided by Lee County.
