With its centrally located square and walkable streets, Ashmont brings village vibes to Boston’s Dorchester region. Grand Victorian architecture defines the streetscapes, reflecting the area’s late 19th-century development. Locals can stroll to the shops and eateries that surround Peabody Square and the Ashmont train station, which links commuters to Downtown Boston , about 7 miles away. Most homes are also within walking distance of the parks and playgrounds in adjoining neighborhoods, and several highly rated private schools are close by.

What buyers should know about the Ashmont housing market

Ashmont features Victorian and Colonial Revival homes from the late 1800s and early 1900s, as well as classic Boston triple-deckers. Many houses have been split into multifamily units, and condos are the most prevalent housing style, but there are plenty of single-family options in the mix. The median sale price is around $670,000, well below the citywide median. Condos and homes sell from the lower $400,000s to the mid-$1 millions, depending on the size and condition of the property. “I think you find the most spectacular homes in the area right in Ashmont,” says Realtor Kerry Dowlin of Coldwell Banker Realty, who's lived in Dorchester since 2000.

How to get around Boston from Ashmont

Ashmont’s walkable streets and town square make it pedestrian-friendly, but most residents rely on cars or public transit for travel outside the neighborhood. Commuters to Downtown Boston can catch the Red Line from the Ashmont station, which also serves the Mattapan Line trolley and numerous MBTA bus routes. If you take the T, the trip downtown usually takes around 25 minutes. Drivers can use Gallivan Boulevard or Dorchester Avenue to connect to Interstate 93, a short distance away. The drive might only take 15 to 20 minutes in light traffic, but finding a parking space in the downtown area can take a while.

Students have access to BPS and highly rated private schools

The Boston Public Schools district serves the neighborhood, using a home-based assignment system for prekindergarten through Grade 8. Dr. William W. Henderson Inclusion School operates on two campuses and offers a comprehensive curriculum for children of all learning abilities. The school serves students from pre-K through twelfth grade. Private schools in the area include Saint John Paul II Catholic Academy, which receives a Niche grade of A, and Milton Academy. Niche gives Milton an A-plus and ranks it No. 2 among boarding schools for K-12 students in the United States.

Dorchester Avenue is a hub for shopping and dining

Ashmont’s dining scene mostly centers on Peabody Square. Highlights include:

  • Tavolo Ristorante, dishing up house-made pasta and wood-fired pizza in a casual setting near Ashmont Station
  • Ripple Cafe, a coffee shop with specialty toasts, pastries and espresso drinks
  • Flames, featuring Caribbean favorites like jerk chicken and oxtail stew

Nearby parks offer space to play or unwind

Residents can walk to nearby green spaces like Dorchester Park, a wooded expanse that spans almost 30 acres. Walking paths wind through the trees, and the grounds include athletic fields, tennis courts and a play area. Roberts Playground adds a baseball field, playground equipment and a splash pad. At Peabody Square, you can relax on a bench near the four-faced clock monument and take in the comings and goings of the surrounding village. “You can really spread out and breathe in a neighborhood like Ashmont,” says Dowlin.

How Ashmont compares to other Dorchester neighborhoods

Other Dorchester neighborhoods feature similar housing styles, but there are a few marked differences. In Lower Mills, you’ll have better access to the multiuse trails along the Neponset River, and some condos offer water views. However, the median home sale price is higher in that neighborhood. Buyers can expect to pay even more in Fields Corner East, which is tucked into a curve of Dorchester Bay. If you’re looking for lower prices, consider checking out homes in Codman Square.
