What buyers can expect to spend on condos and investment properties

Apartments and condos make up most of the housing stock, and most people rent. Triple-deckers, brownstones and Victorian-era multifamily homes line the streets. Although many buildings date to the early 1900s, “the community has an appropriate mix of old and new housing,” says Melvin Vieira, a Realtor with Re/Max Destiny who’s been selling in the Boston area for 30 years. “Older homes are getting rehabbed, and defunct commercial buildings are being converted into affordable housing.” Most newer buildings are condo developments, and some feature rooftop terraces. Sale prices generally range from the lower $400,000s to the mid-$600,000s, but entire multifamily units can sell from the lower $700,000s to over $1 million. The City of Boston offers a few programs that can assist with down payments, closing costs and mortgages for qualified first-time buyers who invest in one- to three-bedroom residential properties within the city limits. Investors and renters should note that the neighborhood’s median condo rent price is around $3,500 a month.

Walkable streets and transit options support car-free living

Some homes and rentals include off-street parking, but most residents find that it’s easier to get around without a car. Wide sidewalks make the neighborhood easy to traverse on foot, and there’s a Bluebikes station over by Malcolm X Park. Public transit is readily accessible as well, with multiple MBTA bus routes serving the area and several Orange Line and commuter rail stations nearby. Downtown Boston is about 4 miles away, and although the trip can take 35 to 40 minutes on the T, at least you won’t have to worry about finding a parking space once you get there.

Neighborhood parks and rec centers around Washington Park

Indoor and outdoor recreation spots are easy to find here. Highlights include:

  • Malcolm X Park, a 15-acre space with a softball field, basketball and tennis courts and a playground
  • Melnea A. Cass Recreational Complex, anchored by an outdoor swimming pool and splash pad

Franklin Park spans over 500 acres just south of the neighborhood. The popular green space is part of Boston’s Emerald Necklace and includes the Franklin Park Zoo, the William J. Devine Memorial Golf Course and miles of trails that wind through woodlands and open meadows.

The Boston Public Schools district serves local students

Washington Park is in the Boston Public Schools district, which uses a home-based assignment plan for elementary and middle school students. For high school, kids can apply to any school in the district. Boston Latin Academy serves students in grades 7 through 12 and receives a Niche grade of A, providing a highly rated option right in the neighborhood. Meanwhile, nearby Madison Park High combines academics with vocational training.

Local restaurants satisfy a variety of cravings. You can grab a bite at these spots:

Redevelopment plans have added housing and creative spaces

Ongoing development is reshaping areas of Washington Park, with new projects aimed at expanding housing options and fostering creative energy. One recent example: In August 2025, Kaplan Construction completed work on 2147 Washington Street. The six-story mixed-use building includes condos and income-restricted rental apartments, along with studio space for artists and dancers. While these updates are expected to drive long-term growth, construction can cause traffic bottlenecks and tighter parking conditions in the meantime.
