Pocasset offers classic New England living
On the west end of Cape Cod, Pocasset is a coastal neighborhood on the fringes of Buzzards Bay. The Massachusetts Route 28 commercial corridor along the east side gives way to residential streets, some on tendrils of land reaching out into the bay. Coastal marinas, beaches and destinations like Bassetts Island are popular recreational spots in Pocasset, which is around midway between Boston and Provincetown. Housing typically takes the form of classic New England ranch-style homes and Cape Cods; the access to the Cape, without being too far out on the peninsula, is another draw for Pocasset residents. While a quieter atmosphere than Buzzards Bay to the north, staples like sunset dining at the Chart Room and trails at the Four Ponds Conservation Area give Pocasset an identity all its own.
Architectural variety on the edge of Cape Cod
Pocasset has a wide variety of housing. “There’s no standard type,” says David Eldredge, broker and owner of Realty Solutions. “You’ve got a lot of old housing stock … and then you’ve got multi-million-dollar residences on the water.” Smaller single-family homes, typically with ranch-style or Cape Cod architecture, are often priced between $540,000 and $780,000. Larger properties and custom homes usually cost $1 million or more. Manufactured homes typically have prices between about $80,000 and $200,000. Pocasset’s CAP Index crime score is 1 out of 10, significantly lower than the national mean of 4.
Recreation in inland Pocasset or on the New England coast
Like many coastal regions near Cape Cod, Pocasset offers access to many recreational areas. In northern Pocasset, the Four Ponds Conservation Area welcomes mountain bikers, hikers, licensed anglers and pet owners to its trails. Skiers and snowshoers frequent the area in the winter. Barlows Landing Beach and Hen Cove Beach are popular sandy stretches on the coast. The Pocasset River is a local fishing favorite. Boaters can launch from Scallop Bay Marina or Buzzards Yacht Club. Offshore, Bassetts Island has town beaches on the south side for picnics and wildlife observation. Outdoor enthusiasts have other amenities to choose from, as well:

A few seaside restaurants dot the Pocasset coast. From spring to Labor Day, the Chart Room keeps seasonal hours and serves seafood in Cataumet. “It sits at the Kingman marina, which is beautiful,” Eldredge, who has been in the area for four decades, says. “It’s a great place for sunsets and known for its frozen mudslides. People like to go there, have a couple and watch the sun go down.” About 4 miles north, the Lobster Trap Restaurant & Fish Market is another local staple that serves food alongside a market and bar on the Back River. Along Route 28, Stir Crazy offers Asian fusion options near JD Prime Pizza. Shoppers head to Market Basket, in Bourne, or about 20 miles west to Target and Walmart in Wareham.
A four-school pipeline within Bourne Public Schools
Bourne Public Schools provides education for kids in Pocasset. Bournedale Elementary School spans kindergarten through second grade. Students move on to Bourne Intermediate School for grades three through five. Bourne Middle School and Bourne High School host the rest of classes for the area.
Getting around New England on state Route 28
Boston and Providence are each more than 60 miles from Pocasset. Massachusetts Route 28 runs along the east side of the neighborhood, linking it with Interstate 495 less than 20 miles west. The Bourne Run bus line of the Cape Cod Regional Transit Authority stops close to Route 28. “In talking to a lot of people that have moved into the area, they’re drawn here just because they love the Cape,” Eldredge says. “They like the area because it’s quiet and they like being near the water. It’s a nice vibe. People come here … to downsize and have a quieter pace of living, but still not be away from family and friends in the MetroWest and Boston areas.” Air travelers often head to Boston Logan International Airport, about 70 miles north.
