Why buyers pick Two Rivers

Two Rivers is a master-planned community that’s convenient to Fort George G. Meade and right between Baltimore, Washington and Annapolis. It offers a calm, suburban setting with plenty of parks, trails and other outdoor recreation. Families have access to a highly rated public school district, and adults who are 55 and over can socialize and stay active at the Village Club.

Housing options and HOA fees in Two Rivers

Although Two Rivers is a planned community, the homes aren’t all the same. “They had several different builders, and a few of them worked on the same streets,” says Shana Tinsley, Realtor with eXp Realty LLC, who has lived in the region for about 20 years. “Some places have a little more land, and there are even some huge homes with luxury upgrades.” Single-family homes tend to sell between the mid-$700,000s and $1.6 million. In the community’s 55-plus neighborhoods, townhouses are also available. They typically run from the low $500,000s to the upper $700,000s. Two Rivers’ HOA fees cost roughly $250 per month.

The perks of living in Two Rivers

One of the biggest draws of Two Rivers is its many recreation areas. Most are open to everyone in the community, while a few are reserved for adults living in the 55-plus neighborhoods. The all-ages amenities include:
Hamlet Clubhouse, which has a game room and fitness center

Choosing between Anne Arundel schools and private options

Two Rivers is served by the highly rated Anne Arundel County Public Schools. “It’s one of the most sought-after districts,” Tinsley says. In the fall of 2024, the district opened Two Rivers Elementary School just outside the neighborhood entrance. There are also several nearby private options, including School of the Incarnation, which offers prekindergarten through eighth grade, and Archbishop Spalding High School, located in Severn.

Close to Fort Meade, D.C. and other job hubs

With a location about midway between Washington, Baltimore and Annapolis, Two Rivers is very popular with commuters. “You’re outside the city, so it’s not as congested, but you can be right in the DMV area in just a few minutes,” Tinsley says. “Fort Meade is really close too. We have a lot of military families.”

Major employers and cities aren’t far, but with only one way in and out of the community, you’re likely to hit some slowdowns during peak travel times. If you’re looking for public transportation, it's about a 6-mile drive to the MARC commuter rail station in downtown Odenton. From there, it’s a pretty quick trip to D.C. or Baltimore.

Where to shop and eat near Two Rivers

While you’re within walking distance of playgrounds and other community recreation, running errands will require a car. “You can drive maybe three minutes, and you’re in Crofton, which has a ton of shopping centers,” Tinsley says. “And you’ve got a mall with a Target and a movie theater about five to ten minutes away in Gambrills. It’s a great location.”
