McCoy Place and other subdivisions offer quiet homes in Bowling Green

McCoy Place is one of several subdivisions in the southern part of Bowling Green. Residents in this area have a quiet lifestyle while still having access to the city. "Neighbors watch out for neighbors,” says Dave Horne, who lives in McCoy Place and owns of 1812 Property Management. He says that most of the messages he sees coming in through the neighborhood’s Facebook page and website are people checking in on each other. The area receives a CAP Index Crime Score of 1 out of 10, compared to the national average of 4.

Homes built after 1990 have a wide price range

Sidewalks connect most subdivisions in the area, where manicured lawns have oak trees and shrubbery. New traditional homes built since 1990 with colonial or Craftsman influences make up most of the market, though some ranch styles are mixed in. Prices for three- to four-bedroom houses typically range from $200,000 to $600,000, while larger properties in subdivisions like The Summit can cost up to $1.6 million. Most of these communities have a homeowners association fee. For example, McCoy Place’s fees are $150 annually and cover lawn care, maintaining water retention ponds and public spaces. Some land is for sale, starting at $75,000 for about a quarter of an acre. Bowling Green experienced historic flooding in April 2025. However, it rarely impacted residences in McCoy Place. “Nothing in our neighborhood flooded in the 13 inches of water that we got,” Horne says. According to FEMA, there is a relatively high risk of tornadoes.

Basil Griffin Park and neighborhood greenspace offer outdoor recreation

Less than 1 mile from McCoy Place, Basil Griffin Park gets more foot traffic than any other park in Warren County. Ducks and geese can be seen waddling around the park, which features the Paradise Playground and a sports complex with various athletic fields and courts. There is a lake where people can fish and kayak, a walking trail, a disc golf course and a chapel. Bowling Green’s inline hockey league plays at the rink at the Basil Griffin rink. Six restored aircrafts are on display in front of the Aviation Heritage Museum. Residents can also enjoy the outdoors closer to home, with 5 acres of green space maintained by the McCoy Place Homeowners Association. Besides offering a place for people to have a picnic or run around, it is the location for community events like the Fourth of July celebration or the Halloween cookout.

Warren County schools and Western Kentucky University are nearby

McCoy Place is part of the Warren County School District. Students can start at Jody Richards Elementary School before heading to South Warren Middle School. At South Warren High School, dual credit courses are available through nearby colleges and universities like Western Kentucky University (WKU). The elementary and high school receive an A-minus from Niche, and the middle school earns an A. While WKU’s main campus is about 6 miles away, the university’s Agriculture Research and Education Center is in the neighborhood. Also called the WKU Farm, the research center spans over 800 acres and is a USDA research facility where students get experience with crops, livestock, agronomy and turf management.

Most people rely on cars, with Interstate 65 nearby

Most people rely on their cars to get around. The intersection of Interstate 65 and Interstate 165 is nearby, making it easy for residents to travel 60 miles to Nashville. While there is a bus system in Bowling Green, the closest stop is at the Greenwood Mall. Horne says locals sometimes park their cars at the mall and take the bus downtown, about 7 miles away.

Residents drive into Bowling Green for shopping and dining

People travel into the city for a bite to eat. Horne recommends Montana Grille, saying, “They’ve got everything from bison to chicken.” Another popular option is Pub by Novo, which is an elevated take on a sports bar. There are also several chains and franchises nearby. “We have every single chain restaurant,” Horne says. “The only thing we don’t have is an Applebee’s, and I have no idea why.” Kroger is nearby, but residents can also head to the Hilltopper Creamery and Farm Market on WKU’s agriculture campus for artisan cheeses, seasonal produce and meat. Greenwood Mall is about 4 miles away, anchored by Belk, Dillard’s and JCPenney. It is near Walmart, Target and Lowe’s.
