Monthly HOA fees are in the $500 range. “The prices are very, very reasonable,” says McNall, who added that they are lower than the neighboring 55-plus Valencia communities, “and the HOA fees are lower than most.” While the Atlantic coast is about 7 miles away, the community is far enough inland that flooding is only a moderate risk. The community also offers a state-of-the art fitness center, a resort-style pool and 16 courts dedicated to popular racquet sports. “They’re big on pickleball and tennis, and they have on-site pros,” McNall says. Golfers can get a membership to the Westchester Country Club and have access to two 18-hole courses and a par-3 course. Residents enjoy on-site dining, as the clubhouse’s Cascades Café offers standard American fare in a formal but laidback setting. More dining options are conveniently located along Jog Road on the community’s east side. Two Tomatoes Pizza at Piper Plaza is just blocks away. Dune Deck’s Mimosa Café is another popular eatery located near three banks and a Publix a little over a mile away. The community is car-dependent, but a pair of medical centers are nearby, and Florida’s Turnpike is even closer. Baptist Health City is a cluster of medical services less than 3 miles from the community, and Baptist Health Bethesda Hospital West is a large-scale medical center about 5 miles away. The turnpike provides quick access to neighboring cities and regional travel. Interstate 95, which connects all the major cities along the coast, is about 6 miles east of the community. The Boynton Beach Tri-Rail commuter train station is about a 20-minute drive.
