South Bozeman combines a suburban lifestyle with the outdoors
South Bozeman’s rural landscape is dotted with subdivisions, just south of Montana State University. Planned streets of custom homes are broken up by open spaces and hiking trails that act as a source of recreation. “It’s very scenic, so most homes have views of the mountain range, and they are larger lots. You don’t have the density like you do north or west of downtown Bozeman,” says Dianne Click, a real estate broker and owner of Bozeman Brokers Real Estate, who has about 30 years of experience. “A lot of people who move to Bozeman want that ‘I live in Montana’ feeling, so if they have the money they tend to go here, where they have a tract of land and can see the mountains.”
Diverse housing within subdivisions
Housing styles vary in South Bozeman. Midcentury ranch-style homes and split levels are common in the area’s older sections. These properties cost around $650,000 to $900,000. “There are some farms, but they’re becoming less and less. Now its luxury homes, for the most part,” Click says. Newer subdivisions like Meadow Creek and Sundance Springs have contemporary single-story homes built from the 2000s to 2020s. Some have a modern design, while others have Craftsman features such as pointed roofs and front gables. There are also New Traditional multistory homes with front porches, picture windows and vertical siding. Prices range from $680,000 to $1.5 million, depending on property size and features. Many of these houses are new construction and accompanied by grassy front lawns and driveways.
Modern condominiums built in the 2010s and 2020s offer another housing option. Units go for $320,000 to $750,000, based on the number of bedrooms. There are also a handful of apartments close to MSU.
An abundance of recreation on trails and at parks
Multiple creeks flow along South Bozeman’s eastern side, accompanied by multi-use trails connected to green spaces. The Sourdough Trail follows Spring Creek, winding its way through Westridge East Park and Grafs Park, then south to Tuckerman Park. McLeod Park has access to Sundance Springs Trail. Most of these spaces have open fields and natural wildlife areas.
Many subdivisions come with their own neighborhood park. Gran Cielo Park has a playground with a rope climbing structure. There’s also a climbing boulder and a bicycle pump track. A permanent ping pong table and cornhole set up invite residents of all ages to play. Alder Creek Park has a small playground area in addition to its gravel walking path. To the northeast, Valley View Golf Club has a private, 18-hole championship course.
Eagle Mount is an expansive recreational facility located along Goldstein Lane that has everything from an indoor aquatics center to a disc golf course. The organization offers programs for rock climbing, camping, horseback riding, skiing, ice skating and more.
Retail and restaurants on Main Street and near MSU
While South Bozeman is primarily rural and residential, commerce is found closer to Montana State University. Kagy Korner is a gas station and convenience store along Kagy Boulevard that also sells ice cream. Across the street, Feast is a bistro serving upscale American and seafood dishes. MSU also has a handful of cafes and sandwich shops frequented by students.
Hastings Shopping Center is located about 3 miles north along Main Street and has a Safeway for essentials. There’s also Harbor Freight and Dollar Tree. Los Jarochos serves authentic Mexican cuisine across the street, and Feed Café is a breakfast restaurant next door, known for its iconic red barn exterior. Fast-food options in the area include Jersey Mike’s and McDonald’s. “Even if you’re at the very southern border [of the neighborhood], you’re probably only 10-15 minutes from a grocery store,” Click says.
Quality public schools and universities in Bozeman
South Bozeman is served by Bozeman School District 7. Morning Star Elementary earns an A-minus grade from Niche and offers an afterschool program. Sacajawea Middle and Bozeman High School both receive A grades. Students attending the high school can participate in over 45 student clubs and activities such as Skills USA or Model UN. For higher education, Montana State University’s campus sits directly north of the neighborhood, enrolling roughly 17,100 students.
Entertainment on MSU’s campus
Montana State University has a handful of facilities open to the public. The Museum of the Rockies features exhibits exploring the region’s history, from dinosaur fossils to a living history farm. Local sports fans can also cheer for the school’s football team at Bobcat Stadium. MSU will also lease their theatre out to local groups for live performances.
Navigating in and around South Bozeman
Several multi-use trails weave through South Bozeman’s landscape, encouraging recreational walks and bike rides. However, most commuters use vehicles to get around. Third and 19th avenues are the area’s main roads, traveling north and south. Access to U.S. Highway 191, known as Main Street, is about 3 miles north of the neighborhood and used to navigate the city. Bozeman Yellowstone International Airport is roughly 12 miles northwest.
