West Norwich farmland that attracts city and shoreline commuters

Like the Biblical “sheephold” town it's named for, Bozrah is a stronghold of people drawn to it for a better, more cost-effective life. “You can get more bang for your buck in Bozrah,” says associate broker John Huhn with Coldwell Banker Realty. Huhn has sold homes in the region for 17 years and spent his teenage years in Salem, another rural community to the southwest. “Bozrah Light and Power offers cheaper electric service. Taxes are lower, and couples find that Bozrah is a good halfway point if one works in Hartford and the other on the Connecticut coast.”

Bordering Norwich on its west side, Bozrah offers city conveniences and country peace of mind. CAP Index gives the town a crime score of 1 out of 10, the lowest possible. “It’s a small farm town with little development. Yet shopping and restaurants are just a short drive away,” says Mike Thompson, a Realtor with Countryside Realty. Thompson was born and raised in nearby Lebanon. “The farther away from Hartford and the shoreline you get, the less expensive homes become,” Thompson says, “and commuters enjoy its small-town feel, with more acreage and often with room for horses.”

A growing demand for Bozrah homes

Most homes on the market in Bozrah are modest ranch-style and raised ranch houses set on multiple acres. Many feature bay windows, finished basements and attached garages. While ranch-style homes start at $160,000 and raised ranches at $300,000, both top out at $400,000. Cape Cods are also available for $225,000 to $500,0000, some built in the 1800s and others built with open floor plans and backyard pools. Colonial-style homes list less frequently and usually offer family rooms and home offices. They sell for between $350,000 and $600,000. “Bozrah may have a lot of land, but typically not many houses for sale,” Thompson says. Seeing the need, Thompson’s company recently purchased land and developed new properties, which became Bozrah’s newest subdivision. “I’ve sold several new colonials in recent months,” he says. “You get more square footage for the price, and I can see that trend continuing.” Buyers need to act fast if they plan to purchase a home in Bozrah, according to Huhn. “With low inventory and homes selling quickly, buyers need to be prepared.”

From hiking trails to swimming at Gardner Lake

Bozrah Street/Route 163 runs north-south in town and offers a handful of recreational options. Behind the 19th-century farmhouse near the street, Maple Farm Park is a 32-acre wooded area that was turned into 3.5 miles of hiking trails. The trails make four loops and can also be used for horseback riding. Next door, the Bozrah Senior Center is open on Fridays and provides lunch and bus service for seniors 60-plus to and from the center. A children’s playground, baseball fields, a soccer field, a basketball court and a volleyball court are located beside the senior center. In the southwest corner of town, Hopemead State Park has a hiking trail that leads past high stone walls until it reaches the small beaches of Gardner Lake, a popular boating, fishing and swimming spot. Gardner Lake State Park, farther south, offers a boat ramp and a much larger beach.

Homespun local eateries and Norwich shopping minutes away

Main’s Country Store and Grill has served Bozrah for over 30 years with groceries and prepared food specials that are posted on the store’s Facebook page each month. Diners have to drive to the southern end of Bozrah for other restaurant choices, like Bozrah Pizza, another eatery that’s served the community for over 30 years and offers homemade pizza, salads, grinders and seafood. Zayla’a Bar and Bistro is nearby, an upscale eatery with a full bar, happy hours and app specials. Nearby shopping options include Walmart and Big Y World Class Market, both less than 2 miles from Zayla’s in Norwich. A Stop and Shop is less than 5 miles from Main’s Country Store. The Mohegan Sun casino complex south of Norwich features hundreds of slots and gaming tables as well as dozens of stores, restaurants and entertainment venues. It’s only 10 miles south.

A summer/fall farmers market every Friday evening

The Bozrah Farmers Market is held on Friday evenings from July to October in the field next to the Maple Farm homestead, a venue often used for weddings. Bringing together local farmers and artisans, the market is a place to buy fresh produce, locally made goods and sweet treats. Neighbors often visit during this end-of-the-week event, sharing stories and catching up. Over 45 vendors sell at the market, with live music and food trucks to complement the social gathering.

Educational choices for Bozrah families

The schools that serve Bozrah include Fields Memorial School, a PK-8 combination elementary and junior high that receives a C-plus from Niche. Fields has a low 10-to-1 student-teacher ratio and offers co-ed soccer in the fall and boys and girls basketball in the winter. With no local high school, Bozrah students can choose from Bacon Academy in Colchester, which earns a B from Niche; Lyman Memorial High in Lebanon, another B-rated school; or Norwich Free Academy, a B-plus school.

Public transportation in and around Bozrah

Because Bozrah is mostly rural, residents need a car to get around. The closest Amtrak station is in New London, 18 miles south, and the closest airports are Bradley International Airport in Hartford and Rhode Island T.F. Green International Airport in Providence, both 50 miles away. Route 2 is a main road that connects Bozrah to Norwich, 6 miles east, and Route 12, which takes commuters south into Groton and the shoreline. Commuters can also take Route 2 west into Colchester, 10 miles away, and to Hartford, a 40-mile drive.

Bozrah flooding risk near the Yantic River

Homes in Bozrah are most susceptible to flooding the closer they are to brooks and ponds that marble the town. In January 2024 after heavy rain, a partial break in the Fitchville Pond Dam caused the Yantic River to overflow and led to evacuations of homes and businesses in the northern part of Bozrah.
