Palm trees, small lakes and Mediterranean homes line the streets of Greyhawk Landing, a master-planned community in Bradenton. “People come here for the amenities: two clubhouses, pools and miles of walking trails,” says Joanna Petriccione, a Realtor with Keller Williams on the Water Sarasota and a Greyhawk Landing resident. “It’s very lush — they didn’t just take down the trees, they strategically built the homes into nature.” Though the neighborhood offers plenty within its gates, the Gulf Coast, downtown Bradenton and Sarasota are all within a 20-mile radius.
Modern architecture and low HOA fees
Buyers will find contemporary Mediterranean-style homes with tile roofs and stucco facades. Most houses stand one or two stories high and were built between 2000 and 2020. Prices range from $450,000 to $1 million, and homeowners must pay HOA fees. “I only paid $113 in fees last year,” Petriccione says. “That’s one of the lowest you’ll find around here.” Security guards provide 24-hour surveillance, and the CAP Index Crime Score is 1 out of 10, significantly lower than the national average of 4.
Clubhouses and coasts within reach
The neighborhood offers private recreational facilities and is located near a variety of nearby parks. The Greyhawk Landing Clubhouse features a fitness center, an outdoor pool and a game room. It also doubles as a private event venue. The Greyhawk Landing Recreation Center features an additional pool, a playground and courts for basketball, tennis and pickleball. Walking and biking trails wind past the small, decorative lakes and residential streets. The community has an 18-hole golf course, as well as soccer and baseball fields off Greyhawk Boulevard. Gulf Coast beaches are within 20 miles, and the Lake Manatee State Park, popular for boating, fishing and camping, is 5 miles away.
Education through the School District of Manatee County
Children often begin their education at Freedom Elementary, which earns an A-minus rating from Niche. Carlos E. Haile Middle receives a B-plus, and Lakewood Ranch High scores an A-minus. Students in Manatee County can apply to other options in the district, magnet schools and accelerated dual enrollment programs, with placement typically contingent on academic qualifications and available space. High school students who qualify for the dual enrollment program may take classes at the State College of Florida Manatee-Sarasota or the University of South Florida.

From group fitness classes to game nights, the community participates in plenty of events throughout the year. “People will gather every Friday at the clubhouse for social activities,” Petriccione says. “There’s an events committee that’s always putting on activities for families.” Kids “trunk-or-treat” and walk in a costume parade during the Halloween Fall Festival. The committee also hosts a Fourth of July parade and Easter egg hunts.
Convenience to shopping in Bradenton, Sarasota and Lakewood Ranch
Greyhawk Landing is near numerous shopping centers. Lakewood Ranch Plaza, 2 miles from most homes, has a Publix, and the closest Target is within 5 miles. The neighborhood is 13 miles from The Mall at University Town Center in Sarasota. “About 90% of people do their shopping at the UTC Mall,” Petriccione says. “It’s 20 minutes away, and there are hundreds of shops and restaurants.” For outdoor boutique shopping, Main Street at Lakewood Ranch is 9 miles away. Sit-down dining is also available within a few miles. The Granary serves breakfast and lunch, and Ed’s Tavern 64 is a casual spot for dinner.
Access to bigger cities, health care and the airport
State Road 64 runs through the area, leading 10 miles to the heart of Bradenton and the Manatee Memorial Hospital. State Road 70 and Interstate 75 are also within 5 miles. Tampa is 50 miles north, and Sarasota and the Sarasota Bradenton International Airport are 20 miles southwest.
