South Bradenton offers affordable living in an established, well-located neighborhood
South Bradenton is an older multi-use neighborhood offering a large selection of condominiums close to popular Gulf Coast destinations. “You’re still on the west side of Bradenton, so you’re 20 minutes to the beach and 20 minutes to downtown Sarasota and all the restaurants,” says Stephen Arters of Fine Properties, who sells homes throughout the region. “You can even put a boat in the water in nearby Sarasota Bay.” Residents are also just 3 miles from the Bradenton Riverwalk, a recreational jewel that has helped revitalize the city’s downtown.
South Bradenton is central to beaches and amenities, while offering a relaxed lifestyle.

Condos are prevalent; midcentury designs prominent among single-family homes
Low-rise and mid-rise condominiums make up most of the neighborhood’s multi-family housing. Options feature a combination of waterfront views, waterfront access and resort-style amenities, such as community pools and athletic courts. Though most condos here were built between the 1970s and the 1990s, newer properties are available in the Southwind at Five Lakes community, which features condos with attached garages. “The neighborhood is obviously condo dense,” Arters says. “They are a great alternative for a second home.” Prices range from just under $100,000 to the low $400,000s. Monthly HOA fees range from the high $300s to the low $800s.
South Bradenton also offers some single-family housing, including midcentury and ranch-style options. “It’s an older community with a lot of 3-2s,” Arters says. Prices range from the low $200,000s to the high $400,000s. The neighborhood is also home to a pair of amenities-filled, 55-plus manufactured home communities, with prices that range from around $20,000 to $200,000-plus.
The community is far enough inland that flooding is not a major concern. However, wind damage is a significant risk during hurricane season.

Grocers, retail stores and restaurants in and around the neighborhood
Centre Point Commons at the intersection of 44th Avenue and 14th Street anchors a variety of shopping and dining options. “It’s certainly convenient; you’re not more than a couple minutes from everything,” Arters says. Big-box retailers include Walmart, Best Buy, Lowe’s and Home Depot. Grocers include Publix, Aldi and Sprouts Farmers Market. Residents do not have to leave the neighborhood to enjoy an array of restaurants on 44th Avenue, including First Watch, Carrabba’s Italian Grill, Culver’s and Stoner’s Pizza Joint.

Golf course, park, Riverwalk are close by
There are a few longstanding city attractions within 10 minutes of the neighborhood, including Pinebrook Ironwood Golf Course, G.T. Bray Park and Lecom Park, spring training home of the Pittsburgh Pirates.
The Riverwalk features a walking and biking path lined with amenities, including a fishing pier, a Family Fun Zone and a skate park. “It’s very pleasant,” Arters says. “The city has invested a lot into expanding [it]. They hold a lot of events there.” The Bradenton Arts & Music Festival is a signature event on the riverfront.
A haven for boaters and anglers, the Manatee River provides direct access to the open waters of the Gulf. Residents are just a little farther from Palma Sola Bay. Bradenton Beach, the center of the Gulf’s barrier island activities, is just across the bay.

Robert H. Prine Elementary is in the neighborhood
Pathways through the Manatee County school system can vary widely in this neighborhood, depending on where students live. A typical pipeline on the north end starts at Robert H. Prine Elementary, rated C-plus by Niche and continues to C-rated W.D. Sugg Middle. Southeast High, rated B, offers the prestigious International Baccalaureate program. Options to the east and west can vary widely. And it should be noted that the district has an open enrollment program that – with some caveats -- allows students to attend schools outside of their geographic zones.

River, beaches, airport are easily accessible from the neighborhood
Residents have convenient access to local waterfronts via 14th Street and 44th Avenue. The Manatee River is nearby, and the Gulf beachfront is less than 8 miles away. Bus stops are conveniently located and provide access to other local destinations such as Manatee Memorial Hospital. The 14th Street corridor becomes U.S. Highway 41, known locally as Tamiami Trail, south of the neighborhood. One of the Gulf Coast’s main arteries, it connects residents to the attractions and amenities of neighboring Sarasota.
