University Place’s gated community is active and conveniently located

University Place’s unique landscape combines affluent homes and wetland preserves, about 9 miles northeast of Sarasota and around 13 miles southeast of Bradenton. Sixteen different ponds and lakes dot the area, and the gated community is tended by a homeowners association, while down the street from University Town Center's retail and dining options. “It’s an unparalleled, intimate community,” says Tami Cashi, a real estate agent with Coldwell Banker, who has lived in University Place for 20 years. “There’s a lot of diversity. You’ve got kids and empty nesters.”

Amenities and community events through the HOA

The University Place Homeowners Association looks after the community and its amenities, which include two recreation centers with heated pools and spas. The association also hosts events throughout the year, including an annual garage sale, Halloween parade, chili cook-off and potlucks. In December, the community goes all out, with house decorating contests, a cookie exchange and Christmas-themed events. “The decorations during the holidays, it’s like you’re in Whoville,” Cashi says.

According to the FEMA National Risk Index, Manatee County may be at a high risk of hurricanes. The homeowners association has a Hurricane Committee in charge of helping the community prepare and secure their homes.

Recreation in the community and at Nathan Benderson Park

In addition to the rec centers, University Place has a community park outfitted with a playground, multipurpose field and two tennis courts, with one doubling as a pickleball court. Additionally, “it’s a huge dog community. You’ll see tons of people out in the morning and evenings walking their dogs. It’s a great way to meet people,” Cashi says. Non-motorized boating is allowed on the neighborhood’s ponds and lakes.

Less than 2 miles south of University Place is Nathan Benderson Park. The area’s 400-acre lake is open to recreational and competitive rowing, kayaking and fishing. There’s a playground in the park, along with a paved walking trail. Multiple events are hosted at Benderson Park throughout the year, including festivals, rowing regattas and triathlons. The Mote Science Education Aquarium is also on the grounds and operates as a research lab and tourist attraction. To the west of University Place is the University Park Country Club. Members have access to a 27-hole golf course, fitness center and multiple tennis courts.

Custom homes, condos and townhouses for every age

Homes in University Place are lined along winding roads and cul-de-sacs, accompanied by grassy front lawns and driveways that lead to garages. Contemporary single-story homes are popular, built in the 2000s and 2010s. Most of these houses have stucco siding and Craftsman features such as pointed roofs and stone accents, though a handful have a Spanish influence with tiled roofs and archways. Prices range from $420,000 to $780,000. Waterfront properties along the neighborhood’s lakes and ponds sit on the higher end of this range. Condos and multistory townhouses with a New Traditional design are also found in the neighborhood and cost around $250,000 to $410,000.

Retail and restaurants at University Town Center

Multiple shopping centers are lined along University Parkway – the entire area is dubbed University Town Center. The Shoppes at University Center has several retailers, including T.J. Maxx and HomeGoods. There’s also Trader Joe’s and BJ’s for groceries. The Breakfast Company is a brunch restaurant with a bakery, and Mademoiselle Paris is an upscale cafe nearby serving French-inspired cuisine. Down the road, The Square at UTC has more shopping and dining options, including chain eateries like Carrabba’s and Chick-fil-A. The Fresh Market and Whole Foods Market are additional grocery stores.

The Mall at University Town Center sits south of the neighborhood and has dozens of department stores and name-brand retailers. Across the street, there’s a Target, L.L. Bean and REI. “We’re also seeing a lot more local restaurants come into the space,” Cashi says. Many Sarasota-based eateries are establishing new locations in UTC. “It’s a testament to the area, that people are building their second locations here.”

Highly rated Manatee County public schools

Children living in University Place can attend schools within Manatee County School District, which offer controlled open enrollment. Willis Elementary School earns an A-minus grade from Niche, while Braden River Middle School has a B. From there, students can head to the B-plus-rated Braden River High School, which has a JROTC program. High school students can also join science technology and health student organizations such as Future Farmers of America and American Red Cross.

Navigating University Place on foot and by car

According to Cashi, University Place is well-regarded for its walkability. “It’s one of the few communities in Bradenton that’s truly walkable. I could walk out the front gate and get to Starbucks, or ride my bike to Benderson Park.” Interstate 75 travels north and south, directly east of the neighborhood. It can be used to reach Tampa and Fort Myers. University Parkway is a major commuter route and heads west to Sarasota Bradenton International Airport, around 7 miles away.
