Newer subdivisions off Route 222

Sprawling between industrial hubs outside Fogelsville and vineyards and farms on the outskirts of the Lehigh Valley, Breinigsville is a quiet pocket of master planned suburbia. “Up until about 30 or 40 years ago it was all farmland,” says Andrew Dilg, a Realtor at RE/MAX with 13 years of experience throughout Lehigh Valley. “It’s getting out to more rural edges of the Lehigh Valley, so there’s more land. A lot of the subdivisions were developed in the last 20 years.” Providing a variety of home styles and price points with equal accessibility to highly rated public schools, unique parks and nearby commercial plazas, Breinigsville is a hub of tranquil suburban living within 11 miles of Allentown.

Subdivision suburbs in a variety of styles

Twin homes, townhouses and single-family homes in complementary New Traditional styles make up much of Breinigsville’s market, populating several orderly, tree- and sidewalk-lined subdivisions developed in the 2000s and 2010s. “Not all the subdivisions have HOAs or community amenities, but Coldwater Crossing has a clubhouse, pool, playground and athletic courts,” Dilg says. Coldwater Crossing residents live in townhouses and condos selling for $260,000 to $470,000 or Colonial Revival single-family homes selling for $530,000 to $760,000, with monthly HOA fees ranging from just under $100 to just under $200. Manufactured homes built in the 1970s through 2010s in the Green Acres community sell for $16,000 to $110,000 coupled with monthly HOA fees of nearly $1,000 which goes toward property maintenance and community amenities like the pool, basketball courts and clubhouse.

Highly rated Parkland School District

“The Parkland School District is one of the biggest draws for Breinigsville,” Dilg says. Kids attend several of Niche’s highest rated public schools in Lehigh Valley, progressing from Veterans Memorial Elementary School to Springhouse Middle School and Parkland High School, all of which earn an A on Niche. Parkland High is well-known for strong academic success and college-preparedness, as well as supporting students in extracurriculars from Freddy Award-winning thespians to stand-out athletes on volleyball and football teams.
