Split-level and ranch-style homes were some of the first built in the neighborhood and list between $375,000 and $750,000. New traditionals with Craftsman influences joined Tracyton’s housing mix later on, listing from $400,000 to $650,000. “Although it can be very quiet in Tracyton, it is a pretty busy driving area, so you don’t see many kids playing on the road,” says Kamina Flemming, a realtor with Keller Williams West Sound Realty who was licensed in 2019. Instead, children play in fenced-in backyards decorated with playsets and patios. In the front yards, paved driveways connect attached garages with sidewalks lining the streets, including routes to school from some subdivisions, like those in Blueberry Meadows.

Castle Park, Kitsap County Fairgrounds and fun
The Port of Tracyton boat launch is at the end of NW Tracy Avenue along the Dyes Inlet, the neighborhood’s western border. Kayakers use this point to access the Kitsap Peninsula Water Trails network. On the east side, Illahee Preserve’s 462 acres, with 5 miles of trails, neighbor the Rolling Hills Golf Course, which was established in 1973. The course spans 18 holes over 5,900 yards. Approximately 2 miles north, Kitsap Kids Playground – nicknamed “The Castle Park” for its wooden castle-like structure – has a mix of climbing structures and slides.
To the south, Blueberry Park’s almost 7 acres has a playground and picnic shelters. “The park also has a little community garden area – that every time I’ve been, has been used – plus nature and paths to walk,” Flemming says. Indoor entertainment options range from Ahoy Kitsap Playland’s virtual reality arcade and playground to Tracyton Movie House.

Schooling and CTE courses in Central Kitsap
Central Kitsap School District serves the neighborhood, including PineCrest Elementary School, Fairview Middle School and Olympic High School, all of which earn B grades from Niche. Olympic High prepares students for post-secondary pathways with advanced classes, dual enrollment and Career and Technical Education (CTE) courses.
