Parks and piers along Rich Passage
Manchester State Park’s 128 acres borders Watauga Beach to the south. A decommissioned military base created to protect the Bremerton shipyards, the state park has historic buildings, including Battery Mitchell and a brick torpedo storehouse. “They have a covered area where I’ve been to weddings and cool old buildings that the military used built into the sides of the ground,” says Joan Taie, an associate broker with Great Northwest Real Estate who has over 16 years of experience in Port Orchard. Additionally, the park has saltwater access for kayakers and swimmers. Wynn-Jones Preserve spans 55 acres and includes less than a mile of wooded dirt trails. Trees line the streets, obstructing the sight of waterfront homes, which include styles such as early 2000s Craftsman cottages and Cape Cods covered in shake siding. “In Watauga Beach, there is a lot of waterfront acreages available,” Taie says. Home values may cost more than nearby Bremerton because of additional property space and views of the Rich Passage. Waterfront single-family homes start at $800,000 for a two-bedroom and go up to $2.3 million for a four-bedroom gated home. Single-family homes more inland, include Craftsman cottages and new traditionals, ranging between $615,000 and $1.2 million, depending on acreage. Undeveloped property lots list between $175,000 and $260,000 for two to four acres. While these yards span multiple acres, the backyards of waterfront homes either have a rocky edge or are raised to combat potential flooding.Port Orchard errand runs and restaurants
Since the neighborhood is entirely composed of houses, restaurants and shops are located in nearby towns. Mile Hill Plaza shopping center is to the southwest in Port Orchard and has an Albertsons and El Sombrero, a locally owned Mexican restaurant since 1990. That One Place serves casual American food in an auto-themed diner, across Olney Avenue. Watauga Beach Drive is the only route linking the waterfront homes along the peninsula’s north and east sides. The road curves along the Rich Passage shoreline and connects to Beach Drive, where the Port Waterman Public Pier is located. For ferry rides into Seattle, residents can either drive 9 miles south and take the Southworth Ferry or to the Annapolis Ferry Dock, which leads to Bremerton and the Bremerton-Seattle fast ferry. The Seattle-Tacoma International Airport (SeaTac) is about 55 miles north, taking Washington state Route 16 E and merging onto Interstate 5.
