A growing downtown with shopping and dining on Long Island
In Bay Shore’s first 200 years, it tried on names like new shoes. Early European settlers first called it Penataquit, a name used by the indigenous Secatogue. After trying on three more names, the area eventually circled back to that original name in 1849. The change lasted only a couple of decades, though, as locals and visitors — who came to the hamlet on physicians’ orders for the way its coastal winds and pine forests were thought to ease the lungs — found it hard to spell. So in 1868, it found the perfect fit: Bay Shore. As the hamlet faced the Great South Bay, the transition was as smooth as the bay breeze.
Over 150 years later, the town is nearly unrecognizable in many ways, but locals still love it — just for different reasons. “Bay Shore has a very busy downtown, especially over the last 10 to 15 years,” says Edmond Ryan, a licensed real estate broker and the owner of Ed Ryan Real Estate Group. “They’ve built beautiful housing all over the neighborhood. There are new restaurants opening every day and people are flocking here. It’s one of the most vibrant towns on Long Island.”

Fun in the water at Bay Shore Manor Park and Shipwreck Cove Spray Park
Bay Shore Manor Park is a long stretch of sand on a little peninsula with a view of the Great South Bay. People often walk along the beach, relax in the sand or swim in the bay. There’s also a playground on the sand. According to Margaret Smith, an associate broker at Daniel Gale Sotheby’s International Realty who has been selling homes here for over 30 years, there’s also a popular water park, Shipwreck Cove Spray Park. It has a play set that’s constantly doused and sprinkled with water and a water slide that sends children out into the shallow pool of water that surrounds it all. “You’ve got a thriving marina in Bay Shore,” Smith says. Boaters gravitate toward Bay Shore Marina, the area’s biggest marina, or smaller spots like Seaborn Marina. “You have a lot of boaters who live in Bay Shore due to the easy access to Fire Island and the beaches,” Smith says. Even those who don’t have boats of their own have easy access to Fire Island thanks to the Bay Shore Ferry.

Small fixer-uppers from about $500,000 in Downtown Bay Shore
Downtown Bay Shore has a wide range of housing styles. There are a handful of Victorian or colonial homes dating back to the 1800s, as well as American Foursquares and Tudor-style homes mixed in with more typical Cape Cods and ranch-style houses built around the 1950s to 1970s. “Some people are not into the old crystal doorknobs and porches and old world charm; some people want something newer,” Smith says. “Bay Shore is a combination platter of both of those.” Inland fixer-uppers sometimes start in the $500,000 range and climb to about $650,000, but when they’re more updated they can reach about $1 million. Newly built inland homes can go for as much as $1.3 million. Homes on the canal or lakefront cost more, ranging from $870,000 for a fixer-upper to $3 million for a sprawling estate with acreage. Single-family homes aren’t the only housing options in Downtown Bay Shore, though. “Bay Shore is larger, so you’ve got townhomes, you’ve got single-family homes, you’ve got large estates,” Smith says. “You’ve got houses in some areas south of Montauk that I would say are more estate areas from the 1920s — big houses with lots of land and five, six, seven bedrooms.” Townhomes typically cost between $450,000 and $730,000.
Downtown Bay Shore has an overall moderate risk of flooding and a major risk of roads flooding, especially during hurricane season. Hurricanes also bring a major risk of wind damage. Getting insurance to protect against these risks is a vital part of living here.

Summer festivals and live music in Bay Shore
Every week in July and August the town hosts free events at the Bay Shore Bandshell, like weekend arts festivals and live music performances by the Symphonic Band of Bay Shore/Brightwaters on Wednesday evenings. For five weekends during the summer, there’s also a music-centered event called Alive by the Bay. “The main street is shut down, live music is played, the restaurants have seating out in the streets and you can grab food from the local restaurants and listen to live music,” Smith says. Ryan says there’s also an annual SeaFest, a festival centered around seafood with local vendors and live music, and an annual clam shucking contest that raises money for breast cancer research.
Events slow down a little during the cold season, but there are still some that bring the community together, like Light the Night. “Once a year, usually around Christmastime, local businesses sell these light kits,” Smith says. “They decide on a night, and people buy the kits for $10, and on that night, it’s absolutely beautiful to drive through the community and the entire town is lit up.” All the money earned from the kits goes into the beautification of the town, including wreaths hung up around downtown during the holidays.

Main Street is lined with restaurants, bars and boutiques
Downtown Bay Shore’s Main Street is lined with popular restaurants. As a popular brunch spot, Toast Coffeehouse is known for more than just its coffee; its French toast and mimosas are pretty popular, too. Salt & Barrel calls itself a modern oyster bar and certainly has the upscale menu and vibe to match, but it’s been a local institution since 1937 — long before Main Street’s recent revitalization. Verde Kitchen & Cocktails has seats in its greenhouse, giving it a sun-soaked vibe, and friends often meet at Pecado Mexican Restaurant for dinner and drinks. “The assortment of food and bars is pretty amazing. You’ve got just about every kind of food you can imagine,” Smith says. There are also a handful of incredibly popular restaurants on the water. Captain Bill’s Restaurant is known for its brunch and Lakehouse serves steak and fresh seafood. Nicky’s on the Bay is a casual spot at the tip of Bay Shore’s beach with live music during the summer.
The buzzy downtown area is also full of boutiques and local businesses like House of Color Tattoo, Twins Veterinary Hospital and Nalu Dry Goods, a surf shop. The Boulton Center for the Performing Arts hosts local concerts and events, like the Hocus Pocus Halloween Spectacular. For a break from the boutiques, South Shore Mall is less than 2 miles away. It houses major retailers like JCPenney and Sephora. Stop & Shop offers groceries right in the neighborhood.

Music and athletics at Bay Shore schools
Niche gives the Bay Shore Union Free School District an A and lists it among the top 20 districts in Suffolk County. “Bay Shore school district, I would say, is very well known for their music program,” Smith says. “They offer music in the summer. They’re really well known for their marching band. They have an AP program and an IB program.” Children can begin their education at the A-rated Brook Avenue School from kindergarten through second grade. They can then attend South Country School from third through fifth grade before moving on to Bay Shore Middle School. Both schools have B-pluses. Finally, there’s Bay Shore High School, which gets an A-minus. In addition to its music program, the high school is known for its athletics. Its boys’ basketball team won the Long Island championship and came just shy of winning the state championship; they finished out their season with 25 wins out of 26 total games.
A walkable downtown, Long Island Rail Road, local hospitals
West Main Street, often just called Main Street, is the walkable strip where most of the town’s shopping and dining is located. Union Boulevard also takes many people where they need to go locally, but no highways run through the neighborhood. Still, it takes only a couple of minutes to drive north and hop onto Sunrise Highway. Bay Shore’s Long Island Rail Road station is a fixture for Long Islanders, bringing commuters to Manhattan’s Penn Station in just over an hour. Northwell Health’s South Shore University Hospital is also located in the neighborhood. It’s a major employer here, and it has been expanding for several years — renovating existing spaces and opening new specialty offices throughout the Bay Shore area. Good Samaritan University Hospital is also only a little more than 3 miles away. Long Island MacArthur Airport is 12 miles away.
