Walnut Hill offers seclusion with easy access to Bristol
Walnut Hill is a small community in the Appalachian foothills just outside the city limits of Bristol, Tennessee. While this predominantly residential area isn’t in Bristol, homes still have Bristol addresses, and downtown is only 5 miles away. So, if you’re looking to settle down in a community that feels secluded but still part of the Tri-Cities area—Johnson City, Kingsport and Bristol—Walnut Hill is a good option.
Single-family homes on spacious, hilly lots
The median home sale price is around $270,000, which is nearly the same as Bristol’s median. Home prices typically range from the upper $100,000s to the mid-$300,000s. “There’s a variety of homes,” says Denise Myers, a Realtor with Hurd Realty, who has lived in Bristol since 1989. “You’ll find first-time homebuyers and people who are looking for their lifetime home.” Many houses are built on hilly yards along steep residential streets. Ranch-style and bi-level homes are common, many of which feature attached garages, back decks, walk-out basements and views of mountains or woods. Lot sizes are usually pretty spacious, ranging anywhere from a quarter of an acre to more than 20 acres. Though there are mostly single-family homes, you’ll find a few townhouses around as well.
Students are zoned to Sullivan County Schools
The neighborhood is served by Sullivan County Schools. Of the district’s two high schools, students in Walnut Hill attend West Ridge High School, about 20 minutes away in Blountville. The high school offers more than 20 Career and Technical Education programs, such as criminal justice, machining technology and the Ballad Health Academy, which allows students to participate in dual enrollment courses and get hands-on medical training.
Limited stores and restaurants, but many options a short drive away
For everyday essentials and groceries, there’s a Dollar Tree on Blountville Highway. The neighborhood is also about 10 minutes from The Pinnacle, a large open-air shopping center. It features several big-box retailers, including Bass Pro Shops, Belk and Best Buy. There are also more than a dozen national chain restaurants, along with a few local favorites.
Pal’s Sudden Service is a Tri-Cities fast-food staple, known for quickly preparing burgers, hot dogs and other comfort foods.
La Caretta is also a Tri-Cities chain and serves Mexican food.
Tennessee Hills Distillery is the largest distillery in the Tri-Cities and a popular spot to hang out over drinks, barbecue and live music.
Outdoor recreation and NASCAR races
Locals are just a few minutes from Steele Creek Park, the largest park in the Twin Cities (Bristol, Tennessee and Bristol, Virginia), with more than 2,200 acres to explore. “It’s a wonderful place for picnicking and family outings,” Myers says. There are lots of other fun things to do at the park, including:
Playing 18 holes of disc golf
Hiking miles of nature trails
Renting a paddle boat to explore the 52-acre lake
Bringing your kids to the playground and splash pad
Riding the Steele Creek Express miniature train around the park
NASCAR is a big deal in Bristol, with two major races held every year at Bristol Motor Speedway about 10 minutes away. The racetrack features several “Street Fights” throughout the year, where you can race your own car. It also hosts conventions and other events throughout the year.
Getting around Bristol and the Tri-Cities region
From Blountville Highway, it takes about 10 minutes to drive to downtown. Bristol Regional Medical Center is just a few minutes away. It’s operated by Ballad Health, the largest employer in Bristol. Commuters can also take Highway 11W to Kingsport and Highway 11E to Johnson City, each about 30 minutes away.
