"We’re 30 minutes from everywhere — downtown, east side, west side, Akron, the airport — but it’s all in a quaint little area, all with the national park."

Broadview Heights offers a diverse array of housing styles, including midcentury ranch-style homes, Colonial Revival-style houses, split-levels in subdivisions and sprawling manors on acres of land. Townhouses provide cozy living options, while luxurious ranch condos and single-family homes offer spacious accommodations. Homes are often fashioned among lush treescapes and cul-de-sacs. "Broadview Heights is highly residential and we have a lot of homes built in the '80s, '90s and 2000s, so you have more options," John Lambert says. "There's new construction, too. People move here for the housing itself." The median price of a single-family home is about $500,000, while the median townhouse price is roughly $450,000.

Two highly rated public school districts, plus private options

The community is split between two highly rated school systems: Brecksville-Broadview Heights City School District and North Royalton City School District. "Broadview Heights has a top-rated school system, which is a big draw," says Realtor Chris Davidson of Howard Hanna. Three elementary schools were recently condensed into a single location: Brecksville-Broadview Heights Elementary School, which has yet to be rated by Niche. Brecksville-Broadview Heights Middle School receives an A rating and Brecksville-Broadview Heights High School receives an A-minus. Additionally, private schools like Assumption Academy and Lawrence School provide alternative educational options.

Forested trails, golf courses and Cuyahoga Valley National Park

Locals are within a short drive of the Brecksville Reservation, the Metroparks' largest reservation. The 4,300-acre expanse offers forested trails for hiking, biking and horseback riding, as well as golfing at the public Sleepy Hollow and Seneca golf courses. Cuyahoga Valley National Park offers trails through deep forests with views of waterfalls. Residents can shoot baskets on the courts at Meijer Park, while The Fields caters to athletes with baseball, softball, basketball and soccer facilities. The Broadview Heights Parks and Recreation Center, renovated and expanded in 2018, has an indoor pool, basketball court and exercise gym. There is also a skate park, playground and athletic fields. "Lake Erie and downtown Cleveland are both less than 30 minutes away, so you can see all the big sporting events like the Browns and the Cavaliers," Suzanne Lambert says.

Laid-back eats and drinks in town, more options nearby

Locals can grab breakfast, deli sandwiches, sweets and freshly brewed coffee at Coffee Club. Another option for those with a sweet tooth is Handel's Ice Cream’s handmade ice creams. Wild Eagle Steak & Saloon serves up all-American cuisine and live entertainment, while Boneyard Beer Farm & Mesquite Grill delights with award-winning wings and bourbon. Cozumel offers Mexican cuisine and jumbo margaritas, and Broadview Brewing Company specializes in craft beer enthusiasts. For groceries residents can go to Meijer or Giant Eagle for everyday necessities. “There isn’t a lot of shopping in the area. So, you'll have to go to Strongsville or Fairlawn for a lot of your shopping needs,” says Joy Larson, Realtor of The Joy Team at Keller Williams Elevate. Valor Acres — a new mixed-used lifestyle community currently in development in neighboring Brecksville — will feature boutiques, fine dining and an open-air bar.

Within a 30-minute drive of Cleveland and Akron

The area is about 15 miles south of Cleveland and 25 miles north of Akron. Residents benefit from the proximity to health care at MetroHealth Brecksville Health Center, less than 2 miles away, and Cleveland Clinic medical facilities in the area. Locals can also hop on a Greater Cleveland Regional Transit Authority bus. For those flying out, Cleveland Hopkins International Airport is about 20 miles away.

Broadview Heights Home Days brings neighbors together

The Annual Memorial Day Parade honors the men and women who served in the U.S. military, fostering a sense of patriotism and community pride. Spotlights Theatre offers comedy, musicals and plays.
