Gated communities in Broken Arrow suburb

Five miles from the patter of downtown Broken Arrow, private gated communities dwell within the warren of Rabbit Run. The 27-acre development is geared toward active adults seeking an upscale yet low-maintenance lifestyle in Tulsa’s largest suburb. “It’s a good area because you’re between two good shopping areas, the Rose District and Memorial,” says Stephen Hester, a real estate agent with Coldwell Banker Select and host of YouTube’s Stephen Talks Oklahoma. “You’re really close to Tulsa Tech and the NSU campus, and they’re developing that area with a little bit more shopping and a couple of restaurants.” Two more gated developments, Nottingham and The Villages of Birchwood, appeal to families who want to take advantage of Broken Arrow’s highly-rated school system. All three gated communities are couched between the Creek Turnpike and South Olive Avenue, with access to nearby golf courses and Broken Arrow's best-known dog park.

Romping at Rose West Dog Park

Each gated development has its own set of amenities. Residents of the Rabbit Run community have access to walking trails and community areas, including a pavilion with a kitchenette and outdoor firepit. A stocked fishing pond invites anglers to cast a line. At Nottingham, families enjoy the private pool, waterfall and playground. The Villages of Birchwood also features a pool, a pond and proximity to walking trails. Nearby, the Cedar Ridge Country Club offers member-only access to an 18-hole golf course and clubhouse dining. Rose West Dog Park is a popular community gathering spot for pups and their two-legged handlers. The fully fenced, grassy expanse sits in the shadow of the Creek Turnpike overpass and adjacent to the Liberty Trail, an exercise path spanning more than 9 miles.

Single-level homes accented by brick and stone

Rabbit Run is primarily residential, with far more homeowners than renters. The Rabbit Run subdivision features single-story builds with detached patios. “I wouldn’t really call them patio homes; I would call them high-end single-level homes with luxury finishes,” says Brian Frere, a real estate agent with Keller Williams Realty Preferred. Many properties include stone or brick exteriors with gabled roof accents, alabaster walkways and paved driveways. Monthly HOA dues cover front lawn maintenance, giving most properties a tidy appearance. Houses in the Nottingham and Villages of Birchwood subdivisions are a blend of single- and two-story builds with luxurious touches like jetted tubs and gas fireplaces. The median home price in the area is $410,000, which is high compared to the Tulsa metro area but slightly below the national median of $416,700. Most homes are priced from $400,000 to $700,000, most in the high $400,000s.

Creek Turnpike on the eastern border

With the Rose District and other shopping centers close by, most residents don’t need to regularly make the 16-mile drive to downtown Tulsa. However, Oklahoma State Highway 364 — the Creek Turnpike — borders the neighborhood to ease the journey. Motorists commuting to Tulsa should know that it’s a toll road, so it might be worth investing in a cashless system such as PlatePay. Rabbit Run is about 2 miles from Saint Francis Hospital South, a branch of the health system that serves as Tulsa’s largest employer. The nearest major airport is Tulsa International, 15 miles away.

Community church and a low crime score

Rabbit Run has a CAP Index score of 2, lower than the national average of 4 and far below the score for downtown Tulsa. Abiding Harvest Church is a non-denominational gathering place on South Olive Avenue that doubles as a voting center during election season. Finally, anyone considering a move to the Tulsa region should know that the tornado risk is high throughout the year, particularly in the spring.
