Bedford Park is a modest, residential sliver of the Bronx with a 250-acre botanical garden in its backyard. Houses are hard to come by here, which makes the limited supply of colonial and Victorian properties that much more desirable. Mid-rise apartment and co-op buildings create cozy valleys on Bedford Park’s hilly streets, while commercial strips on the outer edges, as well as public transit stations, keep all the conveniences of New York City at hand. “Maybe you find a house or a beautiful apartment with the supermarket, trains and park right there. That’s why people look at this area,” says Maria Capotorto, a longtime Bronx resident with over six years of real estate experience at Douglas Elliman. “I’m seeing more movement to the Bronx for these reasons. The green space, transportation, ease of shopping, and pricing.”

Plentiful co-ops and handsome colonials under $900,000
Along Bedford Park’s apartment and co-op lined streets, short strips of prewar colonial and Victorian houses add vibrancy with their colorful vinyl siding. Prices start in the low $600,000s for older and less renovated single-family homes, and move up to $800,000 for larger properties. “Norwood and Bedford Park are kind of interchangeable when you’re looking for real estate,” Capotorto says. “And the closer to Fordham, the price goes down a little bit.” Multifamily homes are priced from the mid $600,000s up to $1 million for properties with Italianate or Victorian details, or those with additions like street-level garages. In the prewar and mid-century brick co-op buildings throughout the neighborhood, prices range from $125,000 to $300,000, depending on size.

The New York Botanical Garden has an entrance on the southeast side of Bedford Park, and with 250 acres of manicured gardens, forests, greenhouses and kid-friendly education areas, it offers complete immersion into nature. On the north end of Bedford Park, residents can also enjoy the 1-mile stretch of shaded lawns along Mosholu Parkway. “Mosholu Parkway is really used,” Capotorto says. “People walk their dogs and it’s a real hang out area.”

Close to quick bites and easy shopping
In Bedford Park, shops and restaurants are clustered at the outer edges. “You’re not gonna get a culinary delight anywhere,” Capotorto says. “It’s more delis, Spanish food and takeout.” There are also Webster Cafe & Diner and Rocco’s Pizzeria in the southeast corner, outside the New York Botanical Garden entrance. Near the northern tip, there’s a CTown Supermarket for groceries. A short walk south, Fordham Road has major retail stores for clothes and home goods.

School District 10, which covers Bedford Park, has an overall B-plus grade from Niche and high rankings for college preparedness. Local students in preschool through fifth grade can attend P.S. 8, which has a C-plus grade from Niche. Just north in Norwood, P.S. 20 teaches preschool through eighth grade and also has a C-plus grade. To the south, Belmont Preparatory High School has a B-minus grade, and Fordham Preparatory School, a private Catholic high school, has an A-plus. For middle school, they can attend P.S. 20 in Norwood

From the Bedford Park Boulevard subway station on the west side of the neighborhood, the B and D trains reach Midtown Manhattan in 30 minutes. On the east side, the Botanical Garden Metro-North stop has trains on the Harlem line that go down to Grand Central Terminal and upstate to the Appalachian Trail for hiking trips.
The express 4 train in Bedford Park can have you to Manhattan in minutes.
