Joseph Midyett, a real estate salesperson with Christie’s International Real Estate Group, describes its access to public transportation as “phenomenal,” saying it’s one of the main reasons he used to live here. “There are many, many bus routes, and you can get to either side of Manhattan because you can take the express train to different train lines,” he says. “I could get to Manhattan in 45 minutes.” The over 100-acre Crotona Park is another draw, featuring playgrounds, a pond and regular events.

Apartment complexes, rowhouses and single-family homes with yards

Most residents here rent units in mid-rise apartment complexes that sit next to blocks of multi- and single-family rowhouses in various styles, including turn-of-the-century Italianate designs and 1990s New Traditional builds. Newer rowhouses can have attached garages and backyards. There’s also a pocket of detached single-family bi-level homes near the tree-lined Charlotte Street, where the properties have room for backyards and driveways. “It is still, in terms of everything, probably one of the most affordable areas around,” Midyett says. “It’s the easiest way to get into the New York market.” Prices here generally range from around $700,000 to $1.2 million.

Access to the 2 and 5 trains, buses, e-bikes and interstates

Commuters can access the 2 and 5 trains at the Freeman Street and the 174 Street stations, which have routes to the Financial District that take about 45 minutes. There are several bus routes that connect to other parts of the Bronx and Manhattan. Dedicated bike lanes and Citi Bike stations, which offer rentable classic and e-bikes, make the area friendly for cyclists, and sidewalks make it walkable. Interstate 95, which leads to New Jersey, passes just to the north, and Sheridan Boulevard connects to Interstate 278, which connects to Queens. Houses of worship here include Masjid Sidiki and Union Grove Missionary Baptist Church. The BronxCare Hospital Center is around 2 miles away, and LaGuardia Airport is an 8-mile trip.

Students can apply to high schools with support services

Kids can start school at the Fairmont Neighborhood School and then go to Fannie Lou Hamer Middle; both earn a C from Niche. High schoolers in the Bronx apply to a high school of their choice, and they might choose the C-rated East Bronx Academy for the Future, which is a Phipps Neighborhood Community School that also serves middle schoolers. Crotona Park offers many ways to get outdoors

The 127-acre Crotona Park is the center of recreation in the community and for much of the South Bronx. “The park itself is probably the nicest park in all of the Bronx,” Midyett says. “If you do a loop across the entire thing, it's 2 miles, so it’s great for runners.” The park’s hilly paths connect several playgrounds, basketball courts and baseball fields. “The upkeep is phenomenal,” Midyett says. The park’s swimming pool, open from late June through early September, is the largest in the Bronx, and the Cary Leeds Center for Tennis and Learning here is a prestigious facility with over 20 courts and programs for kids and adults. Starlight Park hugs the Bronx River and is part of the Bronx River Greenway, which leads to the Bronx Zoo and New York Botanical Garden nearby. The Commonpoint Bronx Center is a community center that has swim classes in its indoor pool and fitness classes in its gym.

Cultural events and live music at the park

Crotona Park hosts several cultural and heritage festivals throughout the year, including the Central American Independence Parade and Cultural Festival, Ghana Fest-NY and the African Heritage Festival. These festivals usually include live music, cultural performances and vendors. The four-week Crotona Park Jam series brings out hip-hop fans for live music at the park’s amphitheater in July and August.
