If its green space you're after, Crotona Park is the place for you, says Aaron Kass and Geoff Weiss, licensed real estate agents at Compass in upper Manhattan and The Bronx. Crotona Park is an area in the south Bronx surrounding a large, amenity-filled neighborhood park of the same name. In fact, it’s one of the largest neighborhood parks in this part of the borough.
Deborah Miller, a licensed associate salesperson with Brown Harris Stevens, says, "The parks are like an extension of your living room." In that sense, Crotona Park adds more than 125 acres to your cozy city condo or co-op. The park has a 300-foot swimming pool — the largest in The Bronx. At the center of the park is a 3.3-acre lake with resident turtles and ducks. There are 20 tennis courts, five baseball diamonds and 11 playgrounds.
Considering the size of the neighborhood, it might be surprising to hear that there are several large supermarkets within walking distance. That's notable since there are neighborhoods all over the Bronx that don’t have a single grocery store larger than a double-wide bodega.
Western Beef on Southern Boulevard and Stop & Shop near 175th Street, have a parking lot. But what's even better is that the Stop & Shop is in the New Horizons Shopping Mall, where you'll find an auto parts shop, IHOP, nail salon, liquor store and Hibachi Grill & Buffet. You can literally pick up your milk, eggs, brand new windshield wipers and get your nails done without having to run all over the borough. For residents on the east and south sides of Crotona Park, you can shop at Bravo Super Markets at 174th Street or Food Bazaar, where Crotona Park South turns into St. Pauls Place.
Getting to Midtown Manhattan from Crotona Park is easier than most New Yorkers may think. The neighborhood is serviced by the 2 and 5 trains, with a station at 174th Street and Boston Road. Though it might be a little bit of a walk, if you prefer avoiding transferring trains, the B and D lines are on Grand Concourse and the 4 train is on Jerome Avenue, Crotona Park is one of the best neighborhoods in The Bronx for commuting anywhere in Manhattan. A trip to 42nd Street only takes about 25 to 35 minutes, and 45 minutes or so to Wall Street.
At one point, Crotona Park was the symbol — not a symbol — of urban decay. Buildings throughout the community were burned down and abandoned cars and garbage laid waste to the streets. Presidential candidates and no fewer than three presidents made campaign stops in Crotona Park hoping to sell Americans on their vision for investing in the country’s inner cities. Today, a house on Charlotte Street sells for upwards of $500,000 to $1 million. In fact, it’s the only neighborhood in the south Bronx with single-family ranch houses with driveways, front and back yards. Some homes even have a swimming pool in the backyard. In the spring and summer, when trees are in full bloom, you'd never know you’re in a city with 8.4 million people. It’s almost like someone plopped a suburb down in the middle of The Bronx.
